I would think that you can get out this contract based on the following information: modular homes are not the same as a mobile home/trailer. Those are called maufactured homes in the industry. Mobile homes should be a lot less than a modular home (Example-think, Extreme Home Makeovers: these are typically modular homes: no trailers in sight) Good Luck.

A modular home is NOT a mobile home (trailer). They construction is quite different. A trailer depreciates in value and therefore is worth considerably less then a modular home. Are you financing the purchase? If the bank finds out you're buying a trailer, they may not finance it. I think you should be able to get out of the contract based on gross misrepresentation of the home.
Check with your realtor or a real estate attorney in your area.

See your agent. They have mis-led you and a mobile IS NOT a modular. Two entirely different things. Didn't your home inspection uncover this? Where was your agent in all this? do you even have an agent?

Modular home is a mobile home. They remove the axles upon delivery, call it a modular home, therefore they can charge more money for it.

If you tell your realtor that you want to reduce the offer because of this new information. If you did not sign any papers then the offer is not binding.
