Renting & Real Estate - November 2006

It is a mega-find. The seller's were only asking $50,000 and it's perfect. The appraiser didn't know much about what he was doing so he appraised it the same as the purchase price (the last appraisal a few years ago was for over $60,000). Two other reasons we are having problems is that it's rural and some lenders don't do rural and most of the lending companies won't do loans for less than $50,000 and any money we pay down will put the loan beneath the mark. Besides getting a new appraisal, what else can I try?

I am a New Jersey resident. I was told yesterday by my lawyer's office that neither they nor the seller's lawyer can find the original deed for the house that I bought more than 4 months ago, so they are going to get me a certified copy of the deed from the county office.
Can anyone tell me whether the certified copy is as good as the original as they say? If not, what can I do? Thanks for help.

Marcia Ball is my Matron of Honor and I would like to get a nice place for $300 or less to house my girls for the wedding. My funds are getting low and I really can't afford to go over $300. I won't ask my girls to pay. A house or Condo for 2 days would be awesome. March 9-10. Right answer gets an invite to the wedding.

He now wants to put his girlfriend on the title, but is afraid that her bad credit will jack his payments up or something is this true or would it be safe to put her on with no problems?

I'm trying to buy a reposessed property at the moment, but it appears that the title still shows the previous owner as owner and not the mortgage company.
I'm hoping this won't hinder my progress (am not having much luck flat buying and really need to move - have been trying for about 9 months) and am wondering if it's just a timing issue.

Thanks or your help.

How does a reverse mortgage works?

We moved out into our new home about a year ago because we had sold our mobile home. Well, the deal fell through, and now we've been making 2 mortgage payments for over a year, not to mention, still paying utilities, insurance, etc... on the old home. We have drastically reduced the selling price - to where we are already taking a $20,000 hit just to get rid of it. We are at our end and cannot do anything else.

People keep telling us to just "give it back to the bank". Obvioulsy, this will hurt our credit score. Anything else? What are the consequences of doing this? We are not people who would have something go into a delinquent status, but so many people have told us to do this, that we don't know if it's our only option left. We just want to know the consequences if it were to ever come to this.

we don't have a factor, and don't pay anything extra for the upkeep of the building, all the other owners of the flats and myself look after it ourselves. Does this mean that it is freehold? I wonder if it may be that all flats are leasehold ( I really amn't sure but I don't see how you can own the land that a flat is on as surely it must be shared with everyone that owns a flat in the tenement??). so assuming it is leasehold, how do I find out who owns it and how many years there are on it?
the reason for the question is I then want to know if I can convert the attic and who I need to ask to do that. help!

My husband and I am thinking to put our flat under a trust. Who should we contact? If the flat under a trust, can we sell it later? Can we live there if we want to? The flat has a mortgage and we plan to rent it out since we are moving to abroad.

Yesterday either Abbey or HSBC (I think it was Abbey) decided to let first time buyers borrow 5 times their annual salary to get the bottom end of the market going again.

Are they mental or what?? Repostions are high enough by these criminals allowing media corrupted "Must Haves" to borrow 3.5 times their annual salary.

It proves that the housing market is artificially held high by creating false wealth among the population.

I think the only way to get the market going at the first time buyer level is for people to say, Oi! Seller! NOOOOO! I will not pay rediculous money for your tine mouse cage of a house. Price it reasonably and I may return!

If we all, and I mean all, say we will not pay more than 50k for a 2 bed house / flat, then guess what price the market will come down to????

An attitude change towards home ownership is needed in this country.
Rant over, what do you think???

We signed a lease over a year ago and it expired and we never recieved a copy of it after asking several times for it. My landlord says we have acrued many late fees and that is why I won't get my deposit back. Is there anything I can do about getting my deposit back? And also, they say were owe for damages that were done before we moved in.
