I've been all at one point or another in my life. Most Realtors are honest, hard working people just like you and me. Every apple crate has a bad apple or two. In the corporate world, you just don't hear much about them. They are a very good source of information, about your community in general, as well as housing information.

Since I am a qualifying broker I would be biased but I can tell you this. If an agent does not have the proper information for you he/she is going to starve to death as to trust; all licensees are regulated by each state that they practice in and the penalties for committing a crime against you for the purpose of unjust enrichment or innocently or on purpose lying to you on the part of the agent is extreme and you have many recourses offered to you by the states they practice in, in the event that they do anything wrong. Yes there are bad apples out there but they usually do not last very long. Go with experience. Here is a link that explains a little more about licensees.

Really depends on the agent. I've had stinkers and gems. Some are willing to sit with you and help you out, and others just want to get the deal done so they can take the money and run. Talk with a few. You'll find out pretty quick.

Depends on what information you need, if you want to know whats for sale then yes they are great sources of information. As far as what a house is worth, i say no as they only use comps and in my opinion, a comp is just a general guessing tool, it doesn't' dictate the market, it only states what houses have sold for in the past, it doesn't tell you your home's value.

They certainly know the market and have info on neighborhoods and cost of living and those types of things. I think they are very in tune with what it's like to live in their general market area.
