I don't remember calculus very well so I cannot substantiate the logic of interest rates and whether I might overpay my loan and sign off more than is necessary. Does this happen in the real life? Are others also wary as well? Thanks.

The website should, hopefully, allow me to take virtual tours, contain good detail, and not require me to register for anything. I recall visiting a similar site in the past, but forgot the website. The locations can be anywhere in the U.S., but preferrably in Colorado and can be either new or used.

someone commented here that the landlord has the riht to evict you even if you are on lease contract and that he can do so even without a satisfactory reason? is that right? what about tenant rights? we have none? is this america?

We have just moved into a grd. flr. apt Before we signed the lease, we told the manager that we are smokers and that we do not like smoking indoors and that we like to smoke on the patio. She said that was OK, st not to smoke in common hallway and that we needed to get a patio bin for cigg butts. We complied. A week into our residency, we find out that 3rd flr neighbor has issues about cigg smoke. We offered to smoke a distance (8 yrds or so) away from our patio. But still the 3rd flr neighbor complaines. Today, we got a 30-day notice of termination (eviction) and the grounds stipulated is: we are "ndangering the health"f our neighbor by smoking in our patio after we "ave been repeatedly asked not to do do." There are other smokers in our complex who smoke on their balconies. Our 2nd flr neighbor who just moved in 4 days ago smokes too - but he likes to smoke outside. If we file a counter suit, do we have a case?

Hi,I live here in Arizona and I rent out rooms to roommates here in my house that I myself have been renting for almost 4 years now.

I do not put anyone else on the lease since I am not required to and also I like it to pretty much be "My house"Anyway, instead of a lease, I have the new roomates sign a "Roommate Contract" that I have made up.
Basically it goes over the house rules, rent, etc. kinda like a lease.

My main question is, is there a way to actually make the contract a legal document that can be used against that roommate in a court of law if they tend to not pay rent, or try to leave without paying what they owe, etc?

I always see people neing asked for copies of bills, pictures, etc. on those Court shows to show proof of things.

I'm thinking about getting the contracts notorized, but not sure if that's enough.

I can afford the payments, I am just not happy where I live. I would like to build a place farther from the city. Being in a duplex , I don't feel like I "own" my own place. Being that times are slow and I really want to leave...what are my options besides renting both out or just waiting it out?

I moved out 4 weeks ago. My landlord sent me itemized deductions statement on 21st day of my move out (last allowable day by CA landlord/tenant law) but did not sign it?

Besides the fact that I can not agree with deductions, there is another problem. Itemized statement did not count for the overpayment I made few months ago and which I was promised to be returned at the end of tenancy.

Should I dispute deductions and my overpayment with the landlord or shall I request full security deposit (and overpayment I made) returned to me?

I dont feel convinced with the paper my landlord sent to me
Any advice on this?

The tenant has late unpaid rent when the lease agreement expired. Landlord entered premises and saw the house with extensive damage. Tenant has personal belongings left. Landlord changed the lock to be able to get money for unpaid rent, for repair of the brand new house that the tenant destroyed. Tenants were the first occupants of a brand new house. Tenant refuse to sign promissory note requested by landlord to sign. Tenant made an excuse that they will clean the house but the lock was changed. Carpet was stained, screen windows were removed and frames broken, blinds were destroyed. Wall around the house were all dirty, one lock of the door was destroyed. What are the landlords right in this case?

Hoping someone can advise here. I have a tenant who has 3 dogs and 2 cats, and the dogs (apart from sleeping inside) occupy the yard. She won't leave the gate unlocked for my gardener to clean. And she wont return my calls. The only time she's responsive is if she needs something repaired. Then she instantly calls me and expects an instant response. Any ideas on what I can do to get her co-operation with the gardener? I'm watching in dread as my property deteriorates...
