Anything that near to Cherry Street might be pretty iffy, except possibly the Birckhead place area which is very near Kevin Street but very secluded. Old West End has come back some from years ago, but probably more in the area west of Collingwood.
Check a few realtor's websites to see what houses that don't need rehab are going for in that area, to get a better idea what yours might be worth after rehabbing. You could put a lot of work and money into a house and not be able to get it back out.
Those are great old houses though, aren't they?

I lived in Toledo, OH from 1982 until 1997. The part of town your looking at is pretty iffy due to crime rates. Stay away from the Collingwood-Delaware neighborhood, which is only blocks away from Kevin Street.
I know this because I owned a police scanner when I lived in Toledo and listened to the police all the time. Sort of a hobby of mine.
Anyway, there are plenty of streets in that area of town that have the name 'wood' at the end of them, and the police were regularly dispatched to many different crimes in that area on a regular basis.
My best advice to you is to look at a map of Toledo, and look for a house that is anywhere north of Central Ave. and west of Jackman Ave. That's the section of town I grew up in. It's a middle class part of town. No luxury homes or anything, and it's not a more depressed area of town like the 'wood' section of town.
Another good spot in Toledo, is the Point Place section of Toledo, along Lake Erie. Generally speaking, anything north of 180th street to the Michigan border is a good neighborhood. Of course, keep in mind that the closer you get to Lake Erie the more the homes cost.
All in all, Toledo is a good town. It has it's problems like any other Metro area has these days. Just not to the same degree as larger cities in the U.S.

I am from Toledo and I know parts of the old west end are really nice with old restored big victorian homes. But I am not that famliar with that particular part of the old west end. I know when you get into the "wood" streets (parkwood, glenwood, robinwood, scottwood, etc) those are very nice homes. Try www.zillow.com to get an idea of the after repair value. Also you can look around on the auditors website too for sale value at http://co.lucas.oh.us/AREIS/areismain.asp I hope I was of some help.

Assuming you have Chitty Chitty Bang Bang for a vehicle, it will be a breeze! This is just my opinion, but I've never been to a part of Toledo that I would want to live in. I've been there many times as I have family that lived near Toledo.

Try asking a local real estate agent. They'll know everything there is to know about the area. I'd check out the "featured" agents first, but if none of them cover your area the others in the directory are lovely as well.
