Hi all,

My wife and I own a house for 16 months now in Ontario, Canada. This is our first home and we went in with 5% down. Real estate prices in our area have gone up some good 20%, BUT our calculations show us that even with the price increase, we'd lose 10K if we sold now.

Here's how:
We've calculated all the money we've invested over the course of 16 months (property tax, insurance, down payment, initial lawyer expenses, mortgage payments) and when we add it all up, and deduct agent's 5%, we're gonna come up $10 K short.

Is this something that's common for sellers like us, who've spent short time owning a house? Does anyone know if there's some sort of formula on what you should expect to get back on investment after one year?

We're selling the house cuz my wife got a job transfer, so we need to sell.

I'd really appreciate if anyone local to Ontario could share advice.

I mean, c'mon everytime there is a questionable call this season it has helped a Hendricks driver. This "sport" is the sloppiest when it comes to rules. If there is debris that can damage a car, call a caution. If someone blows their motor, Call a caution. A tire goes down and they hit a wall, Call a caution. Cars spinning through the infield, call a caution. Cars do not pass inspection, points and fine. It really isn't that hard is it?

i need to install a jvc kd-s5050 radio into a o1 ford ranger. the problem is that all of the wires coming from the truck and from the radio are all cut. i have the battery,the ground, and the hot wire hooked up. the only problem i have is that i can't figure out what color wires connect to what to get the speakers working. i've been trying to get the answer to this question for two months. please help a this texan finally get the answer i've been looking for!!!!!!

Alright, I made a huge mistake taking honors precal and I have a couple questions on how to do questions on my homework that is due tomorrow (I can't consult my book because , just to screw with us, my teacher said she got these problems out of a different book). I don't necessarily need the answers, just some help with how to do them. (can't ask the teacher either, because they are due before school starts)

the first one I am having trouble on...
Graph the function over the interval (-1, 3) state where the function is increasing, decreasing, and constant. Also state any relative minimums or maximums to 2 decimal places.
--I get how to graph and stuff, but does it mean only include increasing/decreasing over the interval or all points?--

find f^-1(x) if f(x) = (2x+1)/(x-1) x does not equal 1
--this is finding the inverse, and I can usually get these with no problem, except I have never done one where it is over an "x" equation. I can't get passed x(y-1) = 2y +1
