I live in Texas. I got this shocking letter telling me that my home will be bull dozed because the land on which it stands isn't mine. But I payed for the land too, and I'm paying all my taxes. I contacted a lot of people and they said there is nothing they can do.
Is this legal??? what should I do i'm about to lose my own house that I paid for and got built for me and my family..
What have I done to deserve this

I Have been living where I stay for 4 months, I sent my landlord 2 money orders totaling 5 months worth of rent, which includes security deposit, now I am leaving just short of 4 months, and I would like to know If I will be able to receive my money back. I have never signed a lease, Will I be able to receive the rest of my remainding amount of money?

I have been renting a building and I have decided to move out My rent was due on the 1st it has taken me until the 16th to get all my things out and clean the building am I Required to pay the months rent or have I got the right to have time to get my things out I live in Georgia I left the building in better shape then when I came what do I do What are my rights????? I heard the general rule of thumb for a down payment of a house is 10%. Is that generally true? I'm sure it depends on a person's credit, amount of years the loan is for, etc. I wanted to know if this is true because my friend said that used to be the case, but not anymore. Houses are so expensive now, most people wouldn't be able to afford one because their down payment would be too high. I live in West Maui, a studio is $300,000. A 3 bedroom house is $600,000.

Folks on this site talk about how home values went up (in part) because interests rates have been so low over the last decade. This was stated because lower interest means folks can afford a higher payment and it is not home price, but ulitmately the payment that gauges affordablitiy.

I am not sure how it has been elsewhere, but in my town our taxes (in real $) have doubled in the last 3-4 years, with no change in services and a crappy school system. I know that fuel has gone up and some folks got raises, but they have doubled!

Does this increase in taxes (in my case about $3000) not decrease the amount that the next buyer can afford each month and therefore reduce the market value of your home?

I am trying to figure out what would be better option wise and price wise between a mobile home, purchasing a home and having a home built. I am looking for a round about price for these. I just want a single family 3-4 bed 1-3 bath. Also, it would be cool to have a basement, so 2-3 stories. And a yard. I am a first time home buyer, so all of this is really new to me. I am looking to find something within 2008. Thanks

its been a very trying month purchasing a foreclosure. Today we close on the house. We were suppose to close on Friday but they bumped it up until today. Is there anything I should ask or know before going into this. The title was not clear as of Friday and today they said its cleared but they are waiting on a final paper which will be received tomorrow morning and our closing will then go on record. Im a little nervous but Im excited that this is finally almost over. I hope it all works out. any advice???

maitenece staff was suppose to fix my window last year after my apt was broken into but they never did. my apt was broken into again last week. about 3000.00 in electronics were stolen and they completely trashed my apt. is the landlord responsible. and should the mgt compensate me

My bathroom and living room were flooded with sewer water around 3am on 12/14. I tried to call the maintenance emergency number without any luck and I had to wait until the leasing office was open to get help. Around 2pm the plumber arrived to find out that the sewer pipe was clugged. The pipes were opened and a carpet cleaner came by to suck all the water from the carpet and spray an antimicrobial and left a fan running. My concern is that the underlay was soaked with sewer water and even if everything appears to be dry. I'm sure there's a lot of bacteria under the carpet. I have a 18month old and I'm afraid he can get an infection. Can I break my lease or have management replace the carpet ? Should I call a building inspector?

We paid $669,000 for our house at the top of the market(preconstruction). Now the same model is selling for $420,000 and still no buyers! I don't think the market will come back in time when I have to re-fi in 4 years. I have a 5/1 ARM - interest only loan. What are my options? I have excellent credit and have not problem paying my mortage.

I am trying to find out what the process of eviction is for a tenant that is not getting evicted because of not paying rent but because they are disturbing other tenants on a continuous basis.

My landlord said that today she would send out an eviction letter giving them 15 days to move out and if they dont, then they would have to scedule a court date, etc.

Is it that the court date and all that is set, if the tenant decides to fight back??

They are a young couple with a child and party every weekend and are EXTREMELY noisy. Basically on weekends our apartment has an earthquake because they roughhouse.

Hi. I am in process of looking for a house. If I get preapproved, let's say for example, 180,000, but I am really only looking to spend about 120,000 for a house, because I don't want to put myself in a position where I can't make that higher payment, if you know what I mean. Anyway, am I obiligated to share with the real estate agent the full amount I am preapproved for , or can I just stay with what I want to spend, knowing that I already approve for at least that much. Reason was partly because I heard that some agents will try to push you into properities for the whole preapproved amount ( ex. 180,000) , even if you weren't planning to spend that much. Then, you have some agents who might reveal this to the seller, If they figure I can pay more, then I may miss out on a good deal. Just a thought. What are your experiences and thoughts on this? My credit score is 730, but, since I teach for an online college, my income is only around 22,000/year. My fiancée’s credit score is low (we've yet to check it; but I'm doing that this week before we meet with a financial advisor as part of our pre-marriage counseling). I would guess it is in the 500s. My fiancée makes about 55,000 a year. We are both in our mid-twenties.

We are recently engaged with the date set for October of 2008. I would like to wait to buy a house until after we are married, but I am worried about what will happen to our rates and credit scores after we get married.

Should I try to buy a house before we get married, or would it be okay to wait? How much of a financial or rate hit would we take if we wait? Would it help if we waited and my father (who has a high credit score and income) cosigned?

Any advice is appreciated!

Hi

Our landlord ignores our emails and will not respond to our questions re: fixing problems in our rental home. We have sump pump issues, broken stairways and other issues. We sent a registered letter, giving him 10 days in which to fix the problems.

What do we do now?

If he does not respond or fix the problems, what can we do?

Withhold rent in escrow?

Leave the property?

Any advice would be much appreciated.

My husband and I are moving out of the country, we want to lower our payments for the next 3 years so we can rent our home out and not be burdened by such high payments. We currently have a 30 yr fixed at 6.5%. Our home is worth 360,000. Is it feasible to refinance after owning our home for only a year and a half and get a lower interest rate/lower payments? It's our first home and we need professional advice. Who would we ask for real advice, we live in the DC Nova area and the market is in bad shape.

What do you do if a listing agent delays presenting your offer?
I found a foreclosure that just came on the market. My husband who is a new agent in another county presented this listing agent with a full price purchase offer along with loan pre approval. We scanned an emailed the docs to her.

We believe the listing agent is delaying the presentation of the offer in hopes of finding a buyer of her own (without co-brokering). She said she did not know when she could present the offer to the seller/bank because of weather conditions. Is making a phone call/sending a fax/email dependent on snow fall?

Is there any recourse for stalling??

Hi, I am a single mum and Im finding it really tough to get approved for any half decent houses especially when ive got couples making twice as much as I do applying for the same houses. I have been renting privatly for 3 years now but now I want to go through a real estate agent. I have perfect refrences, have always got my bond back, always paid rent on time, and i am quite a presentable person. But thus far have been knocked back on three rental applications.I just want to rent a home for my daughter as I am living in a townhouse with stairs. Any tips,hints or suggestions? This is a somewhat complicated story. I am signed into a one-year lease with a roomate. A few months ago, I left town for an extended amount of time due to stress related health problems. About a month and a half later, my rental office refunded my half of the rent for the current month. It turned out she had not paid the rent for that month. After weeks of my calls being ignored and different stories being told, I decided to return (1000s of miles) and see what was going on. Our rent is now 2 and a half months late and we are being sued. I return to her having moved a total stranger in, who also is not paying, and alot of my belongings missing or moved around. She gave me a finacial sob story, and having had hardship in the past, I feel badly. My rental office is offering for me to evict them from the lease and carry on in a one bedroom, less expensive apartment. I feel very guilty. I am not perfect either, but I have had a steady job for 2 years and neither of them has steady work.
