We bought a forclosed home, and there were no light fixtures, and all of the shelving & everything was stripped out of the house. There were no appliances. The neighbor claimed that the bank came by with a flatbed truck & tore all the shelving out of the garage a cpl. wks. bbefore we moved in. However, there was no shelving in there a month before we moved in b/c we had saw it. I don't think a bank would come by & want to take light fixtures and shelving out of a forclosed home before selling it, would they? I am thinking that the neighbors took everything out of here. They were also acting really funny during the times we came to look at the house before we moved in, they were very snoopy and rude and would park in our driveway & have their friends as well. They also threw all their leaves in our yard. Would a bank take things out? I don;t see what they would want w/ shelving! I am aware that I can't proove anything or so anything about it, I am just wondering.

We are currently in the market for a home. We have found a house we are interested in that is in the redemption period. Are we more likely to get a better deal before or after the home actually goes into foreclosure? Can you do any "damage" by offering an amount that is signifigantly lower than asking? (They want 298,000 - we are thinking 240,000 or so). Any advice is welcome.

we moved in this one year old house which was bought for investment so no one has lived in, the yard wasn't even done. We skipped the inspection since there was an "extended warrenty" on the house. During our own inspection I suggested that we take a night light and check every socket but I ran out of time so our "agent" who was also the seller's agent said he would continue and till now he still said that he did it. But the one block consisting of two rooms and a hallway doesn't work and electritian diagnosed to be a short in the wall, not from the socket. The buildr turned there back on us saying that it's been a year so all complaints expired. The electrician claims that it is "impossilbe" to locate the problem so they can only build a new one so warrant won't cover...I feel like the real state agent should be responsible but I don't know how to proceed!! Please advice.

How can I go inside and see a home that is going up for foreclosure before the actual auction? I hate biding on something that you haven’t seen the inside of. I am thinking about knocking on the door and offering the owner 50.00 cash to let me look around. What have they got to lose? What do you think and do you have any suggestions?

I moved into this apartment April 1, 2007. On May 15, he told us that he's selling the house. I was really pissed as I planned on staying here for a while and my kids love it here. Well, now, the real estate agent takes it upon himself to just walk into my apartment with prospective buyers. I only know about the 3 times its happened while I've been home. Twice I was sleeping and woken by a man's voice IN MY HOUSE! I've complained to my landlord numerous times, and explained that I'm upset, that this is my home and I feel as though I'm on display. What can I do legally? I know that they have to give me 24 hours notice before they enter, and they don't, so what do I do? I can't afford an attorney, so whatever I do, I have to do on my own. Please help, I'm so upset about this, I feel so violated.

I've been living in an apt. complex in Rockville, Md for the past two years. The apartment is owned by a company who owns other apartrment complexes(Equity Residential, to be specific). Anyway, after my first year of living there, they raised my rent by $20 per month, which is fine and expected. Well, this year, they decided to raise my monthly rent by $127.00!!! Can they do this? The average recommended increase for rent is a little over 5%. MY rent was raised by over 12%. Is there some way to fight this? I've been a decent tennant and always submit my rent on time.

Is there a web page that explains, or does anyone know how I handle the second mortgage on a short sale? I've done a few short sales, but only with a 1st mortgage. I've tried a few with a second mortgage and I was told by the first mortgage, that the max they would allow the 2nd to get was $1,500. Another time, I was told by the 2nd that they wanted ALL of their money. They (HSBC) said that if they are going to lose out in getting paid, then why help the owner and out let the owner get away scott-free.

I filed Chapter 7 last summer in '06 and it was discharged in February of this year '07. I gross just under 50k a year. She makes about the same as a LPN. I'm an union utility worker. Both incomes are verifiable. My question is can she use my income and apply for a loan or does my name need to be on the loan application also. The reason I ask is we were told that even with her FICO score being at 685 and 8k for a downpayment we couldn't get a loan together because of my BK. Her debt to income ratio is high already because she has a very nice vehicle leased and a old car payment merged with the lease payment. She can't qualify for 140-150k loan we are wanting. Any suggestions or sites that may be able to help would be greatly appreciated.

My boyfriend and I have been living in the house for 6 months, but we are on a 12 month lease. Up until now we planned on staying the remain 6 months, but we had a roommate issue. We had been great friends up until this month when he gave 30 day notice. He blew up on us the other day with threats on our personal property and our lives. We called the cops and after speaking with them he volunteered to leave, but I we don't feel safe living in this town anymore. He is from a very violent gang related background. Can we get in any legal trouble with the landlord if we leave in the middle of the lease taking in the circumstance we are in? Would we still be responsible for paying rent here if we don't live in the residence? What can we do as we can't live like this anymore. Any other advice would be great.

I am looking to purchase a new house in Charlotte(Union County) NC that is listed for about 270K, I got the builder to go down to about 255K. But that is including 5k in landscaping money and 5k towards closing. So I really got only 5k off of the listing price of the house.

Is this a good offer and should I take it or should I counter offer with something lower? I mean with the housing market right now I thought that I could get this house for much lower but that's the lowest he's willing to go, at least that's what he is saying. What I would like to know is this a good offer and should I take it? Or should I counter offer? I was thinking about 240k. Please help, this would be the first house for me and my wife and I don't want to leave anything on the table. I would like to take full advantage of the housing market right now. Thanks.

In college this past fall my niece decided to move in with a few girls & split rent. After being with them for 3 weeks things got crazy. These girls had boys coming over all times of night, they were wearing her clothes without her permission, eating up food, drama after drama so she decided to move out and they stayed in the apartment. She found her own apartment and thought that she left them on good terms. The girls got violent, they harassed her, the sent threaten emails & phone calls, they tried to run her off the road one day, they bust out her windows and flat tires and this was a car that I loaned to her. I was afraid for her and she was afraid also. It took the cake when a guy out of no where started harassing her as well. She broke the new lease and now the landlord wants to sue her for being there for only 2 weeks. The landlord never gave her a lease copy anyway. The landlord demands $5,000 despite this the police reports. The landlord sees an opportunity for greed.

My uncle got arrested last February and my aunt (a drunk, drugged up, gambling you know what) stopped paying there house payment. Now they had only lived in this house for three months before all this happened and with my uncle in jail my aunt has not paid anything on the house and let there insurance laps but …. And here’s the kicker she still living there free of charge and has not been evicted. The loan company did send her a letter saying the house was in foreclosure and would go up for auction but that was 4 months ago. She’s been in the house free of charge for 10 months and I was wondering how long can she stay there free of charge before they kick her *** out??? Also her drunk friends and two new cats have trashed the place is she going to be liable for the damages?? I guess I wouldn’t care but I hate to see scummy people get by so easy I mean I have to pay my house payment to live there.
