How do you survive in this crappy market? Everyone is so slow that sellers are so sick of us calling to prospect I cant get anywhere and I usually stay 3 months ahead financially but that is running out. Any ideas???

The first order of business is to maintain a positive attitude in the face of adversity. A lot of agents will be leaving the business, therefore as the buyer pool shrinks, so will the number of good agents to service them. Study your market to determine where and how you can seize market share---fish in great waters! Evaluate the most cost effective marketing strategies, make a plan and take action...starting with your warmest market of course---call, send handwritten notes--take 1 or 2 per month to lunch. If you have a nice home, invite them over for coffe, tea, lunch, or cocktails. BUILD YOUR FAN CLUB. This is a start. If you have a great practice, do something to supplement your income. Things will turn around. Oh, cut your expenses as much as possible. Best wishes for a profitable year!

I'm not having problems, but that's due to my client base and referrals. There is a goodly number of qualified buyers and decent sellers out there. You just have to find them, and then convince them that you are the agent with whom they should place their business.

Don't bother calling sellers to prospect. You need to visit them personally to sell yourself. Nothing works better than 'beating the pavement'. If a seller gets a dozen irritating phone calls and ONE personal visit, guess who's going to get the listing ? You have shown that you are willing to take the time to WORK for the seller (or buyer).

Not to blow horns or any somesuch, but my portfolio of activity is very decent, given the conditions of the market.
