Renting & Real Estate - December 2007

[Selected]: All categories Business & Finance Renting & Real Estate

I recently put a bid on a house, I was later countered, in which I accepted the terms, except for agreeing to get an appraisal before the bank accepts my offer (short sale) The realtor says he must have the appraisal before he even submits it to the bank. So on today I went to the property where I placed a bid and spoke with the owners and they had no idea that I had even placed a bid. He didn't tell them. So my question is can he make a counter offer without the sellers even knowing about it?

Countrywide Mortgage was one of the biggest lenders of subprime mortgages and did not want to assist the people holding those mortgages.

This is horrible and as consumers, we should hold them accountable; don't do banking with them in any manner.

BTW, the other major lender was more than willing to help people and chided Countrywide for not joining in with them to iron this out.

Just goes to show that greed is alive and well in the lending business. Experts say that they (collectively) will lose somewhere in the neighborhood of a trillion dollars. Isn't justice sweet? : )

My roommates and I have been living at a house month to month. Our one year lease ended in October and nothing happened; we just kept paying rent. Our landlord wanted us to sign a 6 month lease starting 1/1/08 for $1000 or a month to month starting 1/1/08 for $1250. We decided to sign the 6 month lease and turned it in two weeks ago. Later that week I found out my girlfriend was pregnant so I wanted out of the lease to move in with her. My landlords will not let me out even though it hasn't started yet. Also, shouldn't I be able to get out of the lease within 30 days from the day I sign it. For the city of Appleton, WI

indicates that one room cannot qualify as a 4th bedroom .... so it is only a 3 bedroom home. I was concerned about how the appraisal will come in .... and it changes my perception of the home's value.

The satisfy me .... the realtor shows me an appraisal that the homeowner had done about 4 months ago .... that shows the house appraised at the agreed upon price .... and it was based in it being a 3 bedroom home.

I feel that both the realtor and the seller should have listed it as a 3 bedroom home ..... and I would like to now cancel the deal.

Do you think I can get my deposit back ??

I have a house for sale at an excellent price, no realtors involved, and want real estate investors to take note. How can I persuade the person in charge of our local real estate club to distribute my e-mail regarding my property? They get solicited all the time, I'm sure. I already e-mailed my property offer and photos to the generic property investment club e-mail address, is this enough? Will they distribute it to all of their members?

My wife got a job in Cincy, which therefore has us moving in january 4 months prior to our lease being up. Landlord came down today and says, "Well since your leaving I think it's fair that we take the cost of the rental plus uts for 4 months = approx $3500 and we split it = $1700. Need assistance with this as not sure this is right.

I share a drive way with my neighbors. The drive is an easement between our properties with a slab at the back. There is one way in and one way out. I've been polite and asked them not to block it, even left notes. They basically tell me to F-off. I've called the police, code enforcement, HUD (they rent thru), Legal Aid, and the Building Department and they all told me that I am out of luck and there is nothing legally that they can do. They told me that I can take it to court but I have no money (stay at home mother). There is no reasoning with my neighbors, they are down right rude. I've tried to talk with them and they chose to pick a fight instead. When we can park back there they still block us in and several times refused to move their car until I called the police. The police won't come out anymore, it's a "civil" issue and therefore I have to go to civil court. I'm looking for a legal rep to help me sorta out my delimna, any help is appreciated!

I was wondering what the requirements are. Is there a bunch of paperwork I need to fill out? Is there anything I need to do to the house? If someone could help me out that would be great, thank you.

I have okay credit but I have a few credit cards that are high and behind. I was going through a hard time.

I came into some money with my business.

If I pay off those debts today and I have the rent, deposit, will my credit hold me back?

I know it takes a while for credit scores to rise and debts to be taken off credit reports.

Will I be able to rent the apartment? I have no criminal history, repos, or evictions.

Your experiences or opinions please. :)

How much do you think a house with 3,300 square feet, pool, 4 bedrooms, garage for 4 cars and in a good neighborhood should cost?

The house is not new, but very well maintained. I know its a very vague question, but what would be your best guess?

trade in your current car for a new one before the purchase of the house? I have heard this could impact your credit.

I have a horrible loan, 11.65% 3809.10 a month payment. I have made every payment on time. Its a high payment and we struggle making it but we do. When the interest rate adjusts they said the interest will go up to 14%. I have tried to refinace but can only do it in my name. Credit score is 600, can't prove income even though together we make over 100 k a year.. Loan is at 361,000 and I don't know what it's worth now. I am guessing about 400,000.. Is there anything I can do? I tried a loan modification but they said no that we can afford the payments.. Its such a struggle each month... When we got the loan the lender said do it for 6 months, make good faith ontime payments then we can get a lower interest rate.. Well now we can't and I need help...

So why buy an ugly house in California, $400,000
when you can get a mansion like house in Mississippi?

I don't want to hear any stupid lame excuses...

1. Florida, Arizona, and other states in south have nice warm weather.

2. South Carolina, North Carolina, Florida have the best beaches.

3. There are many jobs everywhere and lot of opportunies.

4. And yes the South got beautiful hot women.

So...

Why live in California?
California got the highest foreclosures in USA!!!
Why live there?

We live in New York but visited Colorado couple of times, we fell in love of it's beauty. Here we have the same jobs for 5 + years so we are scared to leave it. We are in our early 30's, would like to have kids very soon. My husband takes home 1100/week as an audi technician which is Ok, but not enough for a house or a decent place here. (I make much less, but if We will have kids I will have to stay home ). We are scared to move since We dont know how is the job situations are there. Husband is very good at his job so he would be doing the same, work on luxury cars, but are there a lot of luxury cars in denver/Fort collins?? Any help would be great!! We are saving for a down payment and currently renting.

My husband & I have not had to pay utilities because we've been in the Army and lived in military housing. We are going to move into a house/duplex/apartment, whatever we can find and are wondering what else besides water, sewer and electric do you pay? What can we expect to pay a month? We live in Kentucky, and we will have a 3 BR 1.5 bath. Thanks for answers!

I am renting an apartment, and have been for over a year. Recently, I have been having alot of problems with them. They come into my apartment without leaving a note (they are supposed too) I have noticed that they have gone in my bedroom and gone through my closet and left my lights on.

I was recently told by my neighbor that they questioned her about me, and that they would be "watching me" but they didnt give her a reason why, and I cant think of ANY reason why they would single me out, out of all the tenants.

Is it legal for them to "watch me" or is this an envasion of privacy? I wasnt sure, since I rent from them..And I wanted to have any and all information that I could get before I called the front office about this issue.

Thanks for all your help!

The neighbour next door (two doors actually) did some maintenance on the house directly next to ours because it is his eldery mom's home.

It involved flattening the roof in the side entry from two angled roofs to one, secure flat roof.

He now wants paying - £600 - although at the time I said my wife was not working so I would'nt have the money to hand. He got a quote of £3k originally which I said was too high, so his new quote is £1200 - so £600 each.

I would like to pay in installments but just wonder if that will be acceptable.

He wanted to get the work done for his mother anyway I think so would have gone ahead without my approval, because the neighbours do seem like that in my road. We never bother
anyone, but they do seem to bother us.

From a legal stand point I have'nt signed anything, but do want to honour our verbal agreement.

I just don't want any trouble. I mean I can protect myself if he got nasty but you know what I mean.
