im 11 days late on rent and the land lord gave me 2 days to leave and said he would change the locks can he do that i live kansas

I don't think its slum lord - I think those are crappy landlords who don't maintain their properties. But what is the deal with landlords who rent to anyone/don't evict when tenants are a nuisance. Why should tenants who pay on time suffer because there is one or two tenants who can't live like normal human beings. And it happens everywhere - inner city to affluent suburbs. So why do landlords of apartment, condo, and townhouse communities rent to people who are constantly disturbing their neighbors? Police get called over and over and still the landlords refuse to take action. They have better things to do then babysit rental units for landlords. I know that many landlords (especially with multiple properties) make a ton of cash so are they just greedy? I'm all for helping those less fortunate who need a place to stay, but not at the expense of hardworking people.

i have one of those 3 year arm mortgage rate which will comes to end in the end of dec. meaning starting on jan. my mortgage rate will shoot up sky high. i heard of the bush administration is helping homeowners of arm or adjustable mortage rates from losing their home.. which was great.. but where and who can i contact? if anyone have any info please pass it along.. i wish to keep my house.

I am planning on moving to a one bedroom apartment that is small. At first the water was included into the rent now it is not. I might asked if the rent can be adjusted.

If the rate is $1.87 for the first 15 ccf and over 15 ccf at 2.85 with a meter size of 5/8 inch and a base rate of 10.90? what is normal average amount the bill should be? Not sure how much cooking I would be doing with water and how often I would flush the toilet. If I took a 15 minute shower (not bath) for 30 days with a low grade shower head (one that doesn't spew out a lot of water)

When you flush the toilet is sewage everything that goes down the toilet besides the water? Is sewage also anything that goes down the drain or garbage disposal besides the water?

If you live alone and aren't expecting any guests is it ok not to flush sometimes (only if its #1 not #2).

If you place a half gallon jug in the toilet bin behind where you sit to displace water does it really save money?

This is a very nice community. I have lived here since 1990. Is there anything I can use to help because the company they are using is not helping at all. If you don't pay your rent on time, they will give you a three day eviction notice. I have been late only one time and that's when I was laid off and I received a three day eviction notice. Keep in mind I have been here since 1990 and it is not fair to live in roaches.

When shopping for my mortgage three years ago i had two options, the classic 30 year fixed or the gimmick hot and new adjustable rate mortgage. I went with the traditional fixed. Now all you read about is how all these people got a ton more house than they need and now they are mortgage broke or are losing their homes because the rate is adjusting up. Am i the only one out there who saw this coming and dont feel sorry for the fry cook in the 250,000 mansion who now cannot afford it?

I am 18 i havent lived with my parents since i was 15. I live with my boyfriend and his mother. We are both 18 now and we are planning to move out. It is very very scary but also exciting I work a part time job I make about 800 a month and my boyfriend makes about 400 a month. His mother is pushing that we move out by january 31 i feel its unrealistic to move out and get a place that quick. But it is her house and until I am out i must abide by her rules. What things might i need to do to get started. I am finishing my last year in highschool and so is my boyfriend. We have transportation of our own. Also rent around where i live is about 500 and some bills paid. What things have you personally done that has helped in the long run with finacial problems. Also do you think we make enough to provide for both of us?

My landlord never told me he is having problems paying his mortgage on this place I am renting. I just found a notice of default from last week in my mailbox. We pulled the property records and sure enough, it went into default last week!

I am worried about getting my deposit back from my landlord, can I just tell him I'm not paying next month's rent and he can keep my security deposit? How long do I have before I ge evictied because of this deadbeat landlord?

Ok, so I signed a lease contract for the house I am in, long story short, I was in a hurry to get settled, moved across country, didn't have enough time to shop around, etc... I was told the neighborhood was safe. It looks like I keep having troubles with my next-door neighbor.
They party every night, be it holiday or not. The adult is rarely at home, the kids are loose.
They bring their friends, drink, do drugs, party... last night 2 of them were up on my roof, with a couple of couch cushions, and a couple of screwdrivers. I hear noises, so I get out on the porch, in my own back yard, thid punk drops from my roof, right in front of me!!! Creepy! I start yelling, bloody murder, someone called the cops... I called "crime Stop" today, and they sent an officer to talk to them.
I am wondering, legally, can I break my contract and still get my deposit back, which is like $1600.00 if I find a more suitable place to live earlier than the one year contract?

I'm now living in an aptment and want to get a house with my sister and I've been living in my apt. for 7 months now and my lease is not over until November 2008 because I took over someone elses lease that was moving to another state for school. I receive a notice to court for unpaid rent but I didn't pay because when I moved in the apartment there where thing like a hole in the wall, broking intercom, and no mail box key. I lived there for a year with no repairs. So I went to court and tried to explain the situation but I ending up making a agreement to pay them. My lease was up in a week so I just left. A year lately I tried to get a apartment but was denied cause they said I was evicted but on my credit report it wasn't there. What should I do now. I want to get rid of this eviction so I can get a apartment. PLEASE HELP

I bought a brand new house almost a year ago and my best friend needed a place to stay so I let him have a room AND an extra room for his computer stuff and books and everything. Each room is not huge but he has 2 rooms nonetheless. Where I live he is paying probably about 25% less than what I could get on the room if I was renting to the general public.

He is very messy and I'm constantly cleaning the house and putting away things for him. He leaves food to rot in the fridge for weeks and I am constantly cleaning it and hounding him to help out. Just recently I went on a business trip and when I cam back I did not see him for 2 weeks. Then he sends me an email saying that he wants a discount on this months rent because he 'hasn't been living at the house' and that he was living at his girlfriends. I think this is unreasonable b/c I could be renting to someone else. What should I say? What are your opinions?

I am a condo owner and there are 10 co-owners in our condominium association. Under the terms of our agreement, whenever one of our condo owners lines up a buyer for their unit, the other condo owners have the right of first refusal to buy the unit at that price, either individually or as a group. The purpose of this was to protect our property values from falling should some owner wish to sell at such a deep discount that our comparables would be affected and we would all lose value.

Now a realtor (who also happens to be our condo assn. Pres.) has lined up a buyer for one of our units and that buyer is marginal credit wise, needing FHA financing support (typically only 3% down from buyer to purchase). The realtor is asking us to eliminate our right of first refusal, claiming the FHA won't support a mortgage for same if that right is still there. If we give up a right, I say we deserve a FEE to compensate for additional risk.

What would appropriate fee be for this?

Our mobile home and the land it sits on are privately held, (we've been here for 9yrs) and this LLC co. has harrassed, intimidated, broken terms of contract, and are now 'bearing false witness' on court documents to try to re-posses our home. We want to answer the court properly, and want to counter-sue for release of contract, with the titles to both land and mobile as compensation... how do we properly word this after our denial to the 'charges'?? We have to 'answer' by Christmas eve... I didn't know about this resource...I'm not so good at 'computer stuff'...lol... otherwise I'd have asked earlier...

Yesterday, I called my landlord to set up the time when he would come to pick up the money to cover the light bill, we have a 60-40 split with the tenant downstairs and the bill is in the landlord's name, because that's how he wanted it.

When he saw that my brother moved in, he increased my percentage to 70-30 because I had an extra person.

But I have noticed that the girl downstairs has moved her boyfriend in, therefore, since I was hit with an increase, isn't it fair now that she has an extra person to decrease my percentage?

I told the landlord this last night, and he refused, saying I worked from home so I used more. This is WRONG and unfair - an extra person taking showers, using electricity, etc., they should pay for it.

Our lease was NEVER changed and we still have, in writing, the 60-40 split.

He has still NOT addressed how I would get my credit for the $440 I paid in oil, so I am owed $176. I don't want to give him NOTHING for this other bill, feel used.
