My credit also has several late payments to work against me. I am in a debt management program as of about 6 months ago with 28 months to go. Do I have to keep renting at 400 a month or do I stand a chance at getting my condo at possibly a lower monthly payment?

does that mean the house needs a ton of work or does it mean it has a couple of things that are broken. i honestly dont want to buy a house and need to do repairs, i want something basically ready 2 live in. should i still consider homes that have "needs tlc" in the description?

Hey guys, help my friend please! About 5 years ago, she was renting an apartment. The owners changed hands and the apartment was bought by a new landlord. Neither of the landlords left a forwarding address to remit rent payment until 1day before the rent was due. The rent was mailed and somehow it got lost in the postal service -according to the landlord. He filed for eviction before even introducing himself or sending a late notice. He agreed he filed too hastily and he did have the check in his office, he droped the case. Now she is looking for a house, and she just came crying to me his court filing is on her credit. She says it's not on her credit report so she does not even know where to begin to dispute it. I don't know what to tell her. Will this affect her credit? If no court ever occured, what can she do to rectify this situation?

As the story goes .... I looked at a house listed as a 4 bedroom home. I put in an offer ..... it was accepted ..... I signed an agreement of sale. ( The agreement of sale, of course, does not specify the number of bedrooms.)
In the course of scheduling a home inspection, the inspector informs me it does not qualify as a 4 bedroom home .... and I verify this with local building code official.
I'm now concerned about the appraisal the bank will provide ( for my loan ) and .... the fact that there will be a loss in value between 3 and 4 bedrooms.
To appease me .... the realtor ..... provides an appraisal that the homeowner had done about 4 months ago .... that matches the sale price. But in the appraisal ... the house is listed as a 3 bedroom home.
My question is ..... even though the agreement of sale does not specify the number of bedrooms ----- isn't there some liability on the part of the seller and the realtor .... to list this home in an accurate manner ? What is my recours

In my real estate CE material, it states that "the licensed broker is the agent, not the broker's salespeople.....the broker gets the listing....the broker is the procuring cause of the transaction....the broker earns the commission". However, it's not cited. My broker is being sued for a transaction which the listing agent had been fired from our agency at least a month before an executed purchase contract had been signed. My broker's attorney wants us to find, in the laws, where the above statement can be found. I'm the salesperson that the listing was reassigned to. We're in Illinois.

I want to buy a house in the next year in california. I found one i want for appr. 100,000, and i could get it for less im sure. maybe 95,000. I am working on building my credit to where it needs to be so i can get approved for my loan, in the meantime, how much money should i expect to pay out monthly for a house this much. I have no idea what my interest rate will be, and i have 10,000 to put down but thats it. I am single and want to do this on my own, and if need be i can rent a room out to a friend until i get back on my feet. Should I be looking at putting back more than 2,000 a month? thats a lot and i dont think i can do that. I want a fixed rate 30 year home loan. i just need figures, and yes i will not be this naive when it comes down to it, just bored and curious as to what im looking at... thanks

I am currently renting. We have put in our notice and we are moving at the end of December. Our Landlord calls us about 4-6 hours before coming over to let us know she is going to show the home to preopective renters. Is there any legal time frame for the amount of notice that should be given from a landlord to a tenant? My lease only states that she has the right of entry during "reasonable" hours. It doesn't say anything about notice.

I'm thinking in terms of mid-low level rentals - single family or 2-3 family style units (not apartment complexes). What attracts you to a unit, what are the key deciding factors which will lead you to choose one rental over another? What keeps you from buying your own home? What, in your mind, makes a good landlord? Have you ever had a good landlord, and what were their best qualities?

My finance and I lived in SC, but had to move to NC for his job. We got someone to take over our lease. Our landlord said that was fine and had the new tenant sign the papers. Now she is calling me 2 months after we've left and said that the tenant has not paid her rent (even though she let her move in), and that we are responsible for the lease. Is this right? I thought once the new woman had signed the papers, she was responsible for our lease from that point on whether she paid or not. Our old landlord said the lease was not binding unless the new tenant paid, and she has not paid anything. Please help. Thanks!

hasnt payed it yet and it goes on each month until we call her and keep asking. she is getting help from another agency to pay off her bills and wants me to sign and fax a lot of forms so she can qualify. Should i get a property manager or evictaquick? i live out of state and have no time....

A contractor really messed up the installation of our shower and we refused to pay the labor. The owner of the company spoke with me and then dropped it. I'm concerned there could be a lien on my home and would like to take care of the situation now.

Closing on my house sale in 2 wks. I have moved into a six month rental while I wait for my dream house to be available June. (I'm under contract to buy that house and have put in about $3K in earnest $) Last nite my realtor tells me that buyers are getting a divorce and may NOT go through with the closing! My realtor says that this is an ENFORCEABLE contract because they don't have the two escape hatches (financing and inspection) to justify backing out. I also have a lawyer who is ready to work on my behalf as soon as my realtor faxes him all the contracts for his review. In the meantime, I AM SICK over this. In so many ways I have proceeded as if this house sale is going through, from moving out, moving into a rental, selling furniture, BUYING stuff I figured I'd pay off at closing when I have the cash. I am so upset and have every intention of making it very very difficult for these people to get out of the contract. But can they?

Who has ever been evicted from a house that you've rented when the land lord will soon face foreclosure and you'll be evicted? My friend Sharronda will have nowheres to go. Are there any renters rights at this point? We live in North Carolina and she has a 3 year old baby girl. She's single and has no savings account. Isn't Pres. Bush doing something for people who go into default? Will this help Sharronda? She has until January 15 to get out.

My boyfriend & I have been living in rented accomodation since july 2007 and we have received no tenancy agreement. Although we should stay til July 2008 - we don't want to. We want to move away in June 2008.
Are we allowed to do so as we have no tenancy agreement? Or do we have to wait? We've signed no contracts or anything.

I am living in an apartment which is part of several apartments in the complex. Each apartment has their own owners, as they were sold seperately as luxury apartments.
I live in one of the bedrooms, the owner lives in one and the last one is occupied by a student.

These mortgage crises i hear of, have been worrying me, so i wanted to ask, that if the owner decides that he cant afford to pay the mortgage anymore, and he wants to sell it, what will happen to me? I have a lease for a year, Would i have to move out?
Doesnt the lease superceed the sale.

I live in Saskatoon, SK. We were given a notice last week that there were new rules that were effective immediately concerning pets in our apartment building. We have signed a lease till June and with this lease there is a pet form that was signed too. We paid our pet deposit and we pay extra per month to have a pet. Are they allowed to change the rules concerning pets without getting the tenents agreement? They have actually had people who have had to move out or got kicked out because of this.

Do you have to compete to get a Section 8 tenant, or are they asssigned to you by the government, or how does that work? I am going to buy a rental house and as a plan B I might want to get a Section 8 Tenant if I cant get the house rented..or is that a better plan than renting it to somebody not on Section 8? I guess my main question is, is it easy or hard to fill your vacancy with a section 8 tenant, and how do you do it?

I was behind 6 months when I filed the Ch. 13. My new lender (Aurora) says that my account is in good standing. It's not even being handled by the Bankruptcy Department, It's being handled by their Customer Service Department. Could Aurora have paid off the entire loan when they purchased it from CIT. Or should I expect the past due amount to be paid through the Ch. 13 plan to CIT as planned. The other ironic thing is that the mortgage was due to increase Dec 1, 2007 on an ARM with CIT. Now the mortgage is the original amount again with Aurora? Weird!! But Exciting!!

i am moving with three of my roommates to an apartment in CROWN HEIGHTS BROOKLYN, i thought the area was safe, but just did a lot of research and found that it has A HIGH CRIME. im so ******* scared... so, basicly, i am the only one who signed the lease today, my three roommates have not signed it yet. i am VERY SCARED to move to this area, and don't want to move in anymore! I live in Arizona. Our landlord dissolved our lease in Sept allowing us to live here free as the home was preforclosure. If it had foreclosed we would have had 30 days from sale to move. Now buyer's realtor brutally tells me we have no rights we need to get out tomorrow, with no notice! We don't have the finances or resources to move or any place to go. We weren't expecting to have to vacate until the 1st of February as the last we heard the house was in forclosure. Do we have any rights?
