I'm thinking in terms of mid-low level rentals - single family or 2-3 family style units (not apartment complexes). What attracts you to a unit, what are the key deciding factors which will lead you to choose one rental over another? What keeps you from buying your own home? What, in your mind, makes a good landlord? Have you ever had a good landlord, and what were their best qualities?

Location, Location, Location...

Once that is settled...reasonable rent, and a landlord that understands that MOST of his rights end the second I move in...it may be his property, but it is MY home, and he can not legally enter outside of specific circumstances without my invite!

As for family units, closeness to schools and play areas, and being in a good neighbourhood, or as good as can be afforded by the family income levels.

Most renters don't buy their own home due to personal preference (actually having to pay for all repairs/upgrades instead of calling the landlord to pay for it is a big one), the inavailability of appropriately priced non-rental properties, lack of credit, or insufficient income.

Basically it comes down to: Price, what utilities are included, pets/children/smoking and location.. I like landlord that don't bug me if i wanted to be friend i would go to there house. Be lenient in circumstances, times get a bit tough for everyone once in a while. The landlord i have right now is a old hag, but she seems to be pretty oblivious to anything that happens since its supposed to be a smoke free building and the guy downstairs smokes all the time. I do not buy my own home because my credit is bad and its easier to live somewhere that somebody else is responsible for maintenance and yard care. Buying a house is a luxury in life, not a necessity.
