We have found our ideal piece of property and want to buy, but there is an existing house with obvious moisture and mold problems. Any info on cleanup costs or other advice?

We entered contract on a property about 90 days ago and were to close last Wednesday. We have performed as buyer up to and including signing/wiring funds to escrow. However, seller is failing to perform in that some vandalism occurred to the property and they have not taken action to repair it in over 8 weeks.

Furthermore, the listing agent has committed the following actions which I believe are unethical:

- Failed to promptly disclose the vandalism. He found out on a Monday but did not tell our agent until Friday, one hour before the end of our due diligence period. This prevented us from making a reasoned decision about whether to back out of the deal without forfeiting our EMD.

- Lied to our agent about the status of repairs. Reported repairs in progress (but they weren't). Claimed repairs would be done by closing (but they hadn't even authorized a contractor to do work). We're in indefinite limbo here.

Anything we can sue this lying agent for?

I purchased a home from the owner over a year ago. Last summer people came by to purchase my home. I told them it wasn't for sale only to realize that it is still on the internet. I have found 2 sites http://tennessee.state-fsbo.com and http://www.fsbosellbuy.com that has it listed. There is no email address or phone number to contact the business. I feel this is an invasion of my privacy at this point as people are walking around the outside of my home and possibly peeking in windows when I am not here.

All terms of selling lot was meant and now buyer finds out of the easement and states she want her money back asked for mediation. The easement is register, nothing was discussed at closing as we did not know about this when we bought it or sold it. It was sold As Is after I looked at our title insurance we were given at purchase it list the easments on that and what page and liber to find it. We are going to mediation soon and would like to have your outlook on this situation.

i have had lot of problems with the guy that lives below me. i have call the cops and my landloard many times with no help. just a few weeks ago he and his friends were trying to kick my door down to beat me up. i called the cops. not a dame thing happend
and now i dont feel safe in my home. my landlord will not kick them out and im on a leas. i dont want to move because of this guy. so what can i do? they cant make me live in a unsafe place can they.

Two months after closing the owner of a window and blind company called and said he was going to place a lien on the property if the builder doesn't pay the invoice. The blinds were installed 6 days after closing and was included in the purchase agreement. the contract for the blinds was between the builder and the owner of the business and I never signed a thing between the business owner. Since its the Builders debt, I don't see how my house can have a lien placed on it, what's next the lumber used, bricks and lights?

Ok. Person "A" is renting a house from person "B". Person "B" doesnt pay their mortgage and the house gets forclosed on. Person "A" has 3 years left on his lease (i know rediculously long lease). Does the bank kick that person out right after the forclosure? or does the bank simply collect the rent and kick them out when the lease is over?

So I had an agreement verbally to pay 700/mo in rent. I said I would contribute towards utilities which the roomate said is about 100/month...

I paid 1400 in advance, after 2 months roomate said that I owe 700/mo for utilites... I said YEAH RIGHT and moved. I've lived on my own for years & have never gone over 100/mo when renting my own apartment!

So after taking off and telling him to keep the deposit he said he is going to charge me 20$/day until I pay him his 1400! So now he decides to make up some random number to charge??? lol. I never signed a contract so... and 20$ a day LOL thats 7200/yr in "late fees"

Well he said unless i give him 1400 + 20/day he will send me to a collection agency and sue me. I never had a contract & had i known he would try n pull some crap & charge 700/mo utilities for a room, i would have never moved in... not my fault he is in default and has over 200k in autoloans he can't afford.....Does he have a leg to stand on? He doesnt have my address or SSN.

I rent a 2bed/2bath apartment in Florida.It is 1300 a month.I lived in the same community in a 1bed/1bath apartment for 1050 for 18 months. My electricity bill for two people in 1/1 was around $80 with using AC. In my new apartment the last one was $300. The washer/dryer/microwave/refrigerator in the new apartment are quite old and they are they have the largest consumption of electricity.My lanlord say there's nothing wrong with the equipment and $250 electricity for three people in 2B/2B is normal. Legally, am I allowed to purchase new and more economical equipment if they don't want to change it and have him take their crap out and decrese my rent? Or how can I make him buy new ones?Thank you in advance

I truly enjoy people's company and the relaxed, more secure feeling I get by renting spare bdrms in my house. I'm a fun, young, and very easy going single landlady who's very flexible with deposit and rent pymnts.and try to suit payday or budget needs. But sometimes I get renters who find all sorts of excuses as to why their rent will be late, or sometimes why they are unable to even pay it at all! Of course they act like responsible people at first, but after they're all moved in, they turn into irresponsible, non rent paying, OK to move in girl/boy friend, could care less of others, type of person who suddenly thinks it's OK to take advantage of me because I am so nice and lenient, that they don't have to pay rent and can stay however long they legally, possibly can?
Just because I own a home and flexible with rent pymnts & house rules, they feel it's OK to do this to me? Any smart tricks or clever suggestions on how to boot 'em out before episodes like this even start?

A land in India (UP) is registered in the name of my brother, who paid half of the land price while the other half was paid by myself. I have 2 questions:
1) How can the ownership be split in 2 separate names?
2) If, on the other hand, the current single registry in one of the borther's name, is continued as is, what security measures can I (who's name does not appear on the registry) take in order to prove my ownership of half of the land.
We are real brothers and hence do not doubt each others' intentions, but in order to ascertain and prove my ownership, to any third party, without resorting to the fact of our blood ties, need your advise about what are the various ways this can be done.

i broke a lease and i want to know that can i be on a lease with someone else if they are the main applicant ? the place that i broke my lease at hasnt made contact with me or anything and i have made calls to them but never get a call back...havent even recieve nothing in the mail...yes they do know where i am at to send me something.

We had a six month lease, the lease expires on Dec 31st 2007, I kept asking him to provide me with an letter stating he is not going to be renewing his lease. Its a small thing that really don't bother me, but he moved all of his stuff out the room and I asked him can he just give me the keys and gate card back, and he wants to be technical about the situation. Can I take him to court for not giving me the proper 30 Day notice thats stated in the Georgia Tenant Landlord law?

I lived in my past apartment for 2 1/2 year. I fulfilled my lease, which was for 1 year only. I moved out without giving a 30 days notice. The date I vacated was on 12/9. My rent was roughly $23 a day ($700/mo) So basically I owed 9 days rent. My deposit was for $350. My landlord is trying to keep my WHOLE deposit, AND charge me another $357. What should I do? Can they keep the whole deposit and charge me more? The only problem in the place was a few unchanged light bulbs, and a cabinet door hinge which had broken. I cleaned, mopped, and vaccumed. I even shampooed the carpet. Shouldnt the security deposit cover my rent for 9 days and the hinge??? The state is Kentucky. What are the laws here??

Why is it every single apartment building I call in Tampa or Brandon FL. are income restricted??? I dont want all the bills of a house so i choose to rent but I WTF is up with Income restricted Apartments ?apparently make too much money to rent a apartment??? after my husband died...my son and his wife convinced me to sign some rental property they wanted to buy, with the promise to pay me for it when their house they had on the market sold.....i have traveled to egypt....and they r mad over this and now refusing to pay for the rental property or sign it back into my name....there was no contract signed....they wont send me rent money from the property to help me get home...i dont know what to do !!!i have been here for 10 months

i came to Dubai 5 yrs ago & tht time onwards i have seen about 300% to 400% appreciation in the property rents which inturn affected the foodstuffs but to me it was too bad as my salary didnt soared accordingly. at the same time currency of india exchanged less than when i came here. all of these factors making dubai expensive place to live in. So, will PROPERTY BOOM cool down in near future & what will happen to UAE economy then? Will inflation cool down as well?? plz help.

We're renting a house from greatrentals.com and we talked to the person who rents the house. She told us we can have the days requested and asked us to send the deposit and/or the total amount in check or money order only. She said she would send the paperwork after we give her a deposit. We're not sure if this is usual or if we should or can ask for the paperwork first. Please help, we don't know what we're doing, but we don't want to get ripped off.
