the buyer is now 2 months in arrears! what are my rights here in TX

This is one of the problems with owner financing, that of being paid. Had a deposit been placed with the sale? You still hold title? If yes to both questions, get an eviction notice if the prospective buyer is in default and have his butt removed as quickly as possible . You are gaining nothing from the ownership at this point.

go to an attorney and tell them what is going on and you can acquire a quit claims deed on them due to nonpayment.its the same as foreclosure.
