Ok, so I signed a lease contract for the house I am in, long story short, I was in a hurry to get settled, moved across country, didn't have enough time to shop around, etc... I was told the neighborhood was safe. It looks like I keep having troubles with my next-door neighbor.
They party every night, be it holiday or not. The adult is rarely at home, the kids are loose.
They bring their friends, drink, do drugs, party... last night 2 of them were up on my roof, with a couple of couch cushions, and a couple of screwdrivers. I hear noises, so I get out on the porch, in my own back yard, thid punk drops from my roof, right in front of me!!! Creepy! I start yelling, bloody murder, someone called the cops... I called "crime Stop" today, and they sent an officer to talk to them.
I am wondering, legally, can I break my contract and still get my deposit back, which is like $1600.00 if I find a more suitable place to live earlier than the one year contract?

I remember your earlier post so I talked to my co-worker who was dealing with a similar situation. He called the cops multiple times. I think he said every day. Eventually the landlord was feeling a lot of pressure to fix the problem. They were evicted. I suggest you being doing the same.

You are in a legal binding contract. Another suggest could be talk to a lawyer. Lawyers are humans two, and I KNOW they can give information for free. Sometimes they give information on how to deal with situations without the court. For example, my brother had some legal trouble and my dad was pressuring him to get a lawyer. My brother thinking he didn't need one called up a law firm and chatted with someone about his rights and whatnot. Basically the Lawyer gave him 10 minutes of advice on how to approach the problem. It helped him out without paying lawyer fees! I suggest trying the same thing - if you feel you need to.

No. Start calling the cops whenever the neighbors get load or cause problems. Make sure you keep your doors and windows locked.

You can try talking to your landlord but it isn't his fault and he doesn't have to let you out of your lease. If he does agree to let you break the lease, at a minimum you would lose your deposit and probaby would have to pay a couple more months rent as penalty.

A lease is a legally binding contract and breaking one is risky. If you really feel threatened a lawyer can probably find a way out... if you feel it is worth the costs.

Don't just walk away, because the landlord can get a small claims judgments against you for lost rent. Then can attach your wages.

Call the police every single time it happens. Make sure you get them to take reports on it so that you have something to refer to. If your local police department has a housing unit division make sure you talk to them. With enough pressure from the police, the landlord should have enough sense to evict the other resident. And you can always remain anonymous. You should not have to live with people partying every night.

Your lease should have a clause if you want to leave early.

Nothing you stated would legally negate your contract.

Call the cops the next time they are on the roof, don't go outside.
