A friend told me that landlords may give a renter a nice discount if they prepay a year or more in advance. Is this true? If so, then how much of a discount should I ask for?

I am a single mom of two kids, and 1 is autistic and I want to continue working at home so that I can supervise his inhome therapy. During this time, I will be working, but I will have to cut some hours. My son's godfather says he'll donate $6,000 to prepay at least a year's worth of rent for us, so that will be one less thing on my shoulders. If I get a place for $350/month (yes, this is the rural South, lol), the money will cover about 17 months of rent...with a prepayment, how much of a discount should I ask for, to make the money stretch as many months as possible? Or is what my friend told me even true?

I figured I'd ask here before I approach potential landlords.

I am a NYC resident and recently there was a fire where the fuse box is. the fire dept and housing inspectors came and concluded it was faulty wiring. Also the basement, where the fuse box is had 2 illegally converted apts. They do not have their own meters and I fear they might be tapping into my apt. Does the landlord have to provide electricity for me to have an AC?

Five months ago I was working with a Realtor and saw about 20 properties. I'm now working with a new realtor who will split their comission with me. One of the properties I saw with the first realtor 5 months has gone down in price by 50,000. I now have some interest in the property and I'm thinking of making an offer. The problem is the first realtor told me since they introduced me to the property they would be entitled to the comission. Is that true? I never signed any type of aggrement with the first realtor, so do I have a future problem?

Ok i need to know your opinion on whether i should buy this house or not. it is $590,000. i make $220,000 a year. mortgage payments add up to $35,000 a year. it has 3 acres, 4 br, 3 ba. i'm offering $530,000 for it. the driveway isn't paved. and won't be if i offer that much. my house right now should sell for $360,000. i really want it because i have a dirt bike and so does my son. this way we won't have to drive 1 hour whenever we want to ride. we're going to have to give up dining out for a while and a few other things. should i buy it?

My agent has asked me to provide five original copies of the P&S agreement for the listing agent's party. It seems to me that I should be able to sign one original copy and make 5 photocopies. But he insists that I need to sign 5 original copies. He's a new agent, so I'm skeptical.

There is a site I once found that I believe uses Zillow or Trulia to display a line graph of housing prices over time. I would like to be able to view the housing prices for certain types of houses (i.e. 3 bedroom versus 4 bedroom) by zipcode or address over time. Does anyone know of a site that lets me view this type of graph?

A few months back I found land for $10,000 in Spring Texas on e-bay, but did not have the savings back then and have had no luck finding similar values so far.

I am just looking for a basic .5 acre-or-larger lot to invest in (and later build a home on).
Are there any online sites, real-estate, auction, or otherwise that would sell land in that price range (that wouldn't be more than 30 miles outside the city), for a clear title?

We have recently bought a home and just learned that a Walmart has puchased the open field across the street. I am wondering if the Home Oweners Association, seller or realtor was required to disclose this information if they were aware of it.

I have heard many different opinions on this but little strong evidence. If a guest punches a hole in the wall can the hotel charge their credit card for repair? If they steal a coffee maker or bedspread, can the hotel charge them for it without their signature?

OK, my girlfriend is renting 1 bedroom decent size house apartment. down stairs landloard lives in the house. My GF's gas/electric bill is extremely high, she pays close $400 in winter and recently she paid $170 during summer. She is hardly in her apartment, she doesn't use the oven, no air conditioning, just a fan. In winter her place is like a freezer. I keep telling her that there is something wrong and she needs to address the issue, but she is not doing it, she is too nice. I am thinking that maybe that she is paying for landloards' gas/electric too, or the meter is wrong or something. People who own houses don't pay that much for gas/electric yet alone just living in a 1 bedroom place. what do you think?

I have some really nice tenants. they have been in my home for two years now. My expenses have gone up and i could really use the money that would come from a 5% increase. They are very successfull and I asm sure they can afford it.

My realtor tells me that I can get $4,000. (four thousand)
a month more with a new tenant. this is beach property in malibu. But I really like my current tenants.

A homeowner in my community installed a fence that was not to the exact guidelines of the HOA with the HOA approval. When I applied to install the same fence, the HOA denied it saying that the fence is not approved for the community. Doesn't approving the fence for one homeowner set a precedent for others?

I did this at the beginning of June. I decided not to move in with her and told her this at the beginning of July and now she's saying that I have to pay for July's rent. She had asked me for July's rent and said that I had to sign the lease again to get my name off of it. She sent her boyfriend to get the check and I never signed the lease. 3 weeks later, the check still hadn't gone through and she never made me sign the lease, so I put a stop payment on it. Now, she's saying that her landlord is evicting her cause my check didn't go through. Am I obligated to pay for July's rent? What's the worst that could happen if I didn't?

I want to buy a house for me and my daughter. I am still legally married so in the state of Texas I have to have my "husband" sign with me. I can't qualify for the house without the help of his credit. He is thinking that since he is signing with me and he vowed to lend me some of the cost for the repairs that when we sell the house it should be split to him 70-30% in his favor. He will be out of the country for 2 years and I am paying for the mortgage and doing all of the repair work. Why should he get the higher cut? If anything, he is only entitled to 50% and his repair costs right?
