About 6 months ago my lease expired in my apt and I didn't renew because I knew I'd be moving at some point this year. I'm currently paying an extra $100 a month to live here on a month to month basis. I think I may of found a place I'd like to move to next month, but that starts in just a few weeks. Does anyone know exactly how most complexes work on notice? I'd assume not being under a lease I should be able to just tell them I won't be living her next month, don't expect rent, but I'm not sure how it works. Anyone else ever been in this situation?

We are about to buy a house in California, but the sellers do not want to turn on the water for the home inspection. To prove them wrong, I would like to find the California law stating that they have to turn on utilities. Any idea where to look?

I filed to evict a tenant for non payment of rent. Well she isn't one to communicate well. I found out from the downstairs tenant that all of the utilities have been shut off (she let them in to shut of water and gas). The tenant has also moved most of her stuff out of the apartment. However, she has left a few things behind.

My question is at what point does the law considered the tenant moved out?

I am thinking about going in, after verfying that the utilities are shut off and moving her remaining stuff (a bed and pc) into storage. This way I can move on with renting the apartment out.

If I do wait until the hearing I suspect she won't show. It doesn't matter because I will win either way. So after I am granted the foreclosure what happens if she still doesn't remove her few remaining belongings? Do I have to still get a bailiff to remove them?

I am curious as to what others have done in this situation and what the outcome was. Thanks!

Right,
Firstly, i am well aware of how difficult it is to get out of a fixed term contract. My landlord is an idiot.
Myself and my wife have a bought a house and it is due for completion in september.
We are in month 2 of a 12 month lease.
Having looked into it, the contract is in breach of a few of the unfair tenancy contract points laid out on the OFT's site at http://www.oft.gov.uk/shared_oft/consumer_leaflets/general/oft381.pdf

So basically, if its deemed unfair, can we whelch on the contract??

And does anyone know what we would be liable for if we breached a few of the billion points in the contract to break the contract??

Oh, and i want practicle advise not personal opinions or rude ness please!!

Ok, so does anyone know if you have a Manufactured home, and only own the home, not the land it is on..will it ever appreciate in value? or will it only depreciate?

I'm thinking of purchasing one, a VERY nice one you'd never know it was a manufactured home, but I cant afford to buy the land to put it on (we live in AZ!)

my girlfriend wants to move in with me but i dont want her to live with me for 6 months then leave and take half of everything i have worked for thanks to the stupid law system. i dont till plan on paying all the mortgage myself and she would only pay for her half of bills. obviously i cannot mention this to her. any help?

Let say I borrow $200,000 on a 30 yrs fixed and I make my monthly mortgage payment. At the end of the year, I have some extra money left over, can I put that into the mortgage and pay extra? If yes, how would they recalculate my payments for next year? Is there any fees for this? Do I just send them a check and say put it down on my principal? What about the interest rate?

I know several people who have purchased vacation homes. They generally use it about two weeks a year and on some weekends. Most of these people are not rich - they are in the medium income bracket, so the purchase of the vacation home has set them back a bit. Since they use this house sparsely, I was wondering what is the point of spending hundreds of thousands of dollars on a vacation home and having a second mortgage if they will only use it for about 2 weeks a year? Instead, they could simply stay at a nice hotel without any of the hassles having a house entails. In a case like this, why would anyone want to purchase a vacation home versus staying at a hotel?

I came home one day and was denied access to the apartment. I called and asked why I wasn't allowed in. They told us that we could not live there anymore and wanted all of our belongs out by the end of the week. They then called on Monday and told us all our stuff had to be out by Wedesday or they would pack our things and put them outside. We arranged to borrow a friends truck and called them on Tuesday to work out a time. Wednesday wasn't good enough for them because they had made plans and wanted our stuff out that night. We had no way to remove our belongings that night so they packed our things and put them in the dining room. Thursday night I arranged to come get a few of the boxes they had packed since they wanted our things out and tried to arrange to pick up the rest of the things on Saturday morning. I was told not to come over on Thursday to pick up anything if I couldn't take it all. I took it all that night. I live in VA. Can I take them to court and sue?

the realtor said the judge had ordered everyone to pay double condo fees, So instead of $381, its $762. My question is, if I'm interested in buying the condo, what's better that they pay the closing cost of around $4-$5K or that he pays the extra of $381 per month for the next year? The realtor also said that management had told him that it would only last another 3 months that they have to pay the extra $381.

So this morning my husband tells me that if our new mortgage company doesn't require us to have a home inspection on the home we're purchasing, he doesn't want to waste the money on a home inspection. I argue that we should because it's important and they might find something. He said that he knows what to look for (he's in construction) and that his uncle knows about plumbing, electrical, and pest issues and we can have him look at it too for free. I have faith in my husband that he knows his stuff, but at the same time... lol.. I'd feel safer just having a home inspector check it out. What do you think?

My husband and I are thinking of buying a new construction home in another state this year and would not like the house to be completed until next May (if possible) So my question is would we have to start paying on the mortgage immediately or when we move in? Also would we start paying state taxes for that house even if it hasn't been completed yet and also homeowners insurance?

It's my land, right? I may "own" the land, but I have to pay propety tax on it for the rest of my life even after the debt to the bank is paid off. Aren't I just paying rent to the government who really owns the land?

I want to buy a house. It comes with a barn suitable for conversion into a second cottage or two apartments and a second barn which is currently rented out to a number of people for storage. There is also 2000 m2 of land, on which the town mayor has told me that there would be no objection to a new residential building or two.

I need 100,000 euros in the first instance to buy the property, and then further funds to renovate it.

As I am self-employed, getting a mortgage is very difficult (the property is not in the UK) and the finance companies won't accept the true current value of the property as sole security.

The interest in the property is low as it is not normal to invest to renovate in this area, but all the same, I am worried I will miss my chance with this.

Can anybody help? Or do you know someone who can? Serious answers only please.

I bought my home last November (2006). Ive now lived in it for 8.5 months and it is up for sale. When it sells, am I going to have to pay capital gains on it at the end of the year? If so, how much are they generally? The house is listed for $115,000 and I owe $87,900 and it is located in Pennsylvania.

I'm looking to buy a 1296 sq. foot home in Sugar Land Texas. The asking price is almost 44 thousand dollars. I don't know how many bed or bathrooms. Or what kind of condition the home is in. It was buil in 1974 and homes in the area are priced at around 100 thousand. I have never purchased a home, only rented, and am wondering what I need to know or do. I don't even know how big 1296 sq feet is.Please help!
