Your realtor is apparently a crazy person. You can set the asking price for whatever you like. When it comes down to it the only thing that matters is the selling price.
I'm assuming you signed with the realtor in order to get on the MLS. If you really want to go the FSBO route, I think you are better off ending the relationship with the realtor. There are other ways of getting on the MLS.

Typically yes you can sell your home for less as a FSBO because you eliminate the cost of paying a realtor fee. However, it doesn't make sense that you have it listed with a realtor; because if you do, then it's not a FSBO. I certainly wouldn't do anything behind your realtors back because if they're putting their time and money into listing/advertising your home and then you get an offer in and try to do it as a FSBO I would think they could have some rights to sue you possibly.

I have to agree with Oregon Realtor. The person who took your listing in that fashion must be a REAL newbie. Why on earth would a realtor invest money and time in marketing your home if you can sell it yourself and not pay a commission ?
That being said, you can set YOUR asking price as FSBO anywhere you want to.

Its all about negotiating skills. Its normally a good idea to use a realtor becuse normally they are experienced negotiators unless you feel confident in your negotiating skills. You have to expect that a buyer will give you a lower offer (especially in this market) than what you are asking or ask for something like closing cost included or new carpet or something else. Thats where the need for negotiating skills comes in. When you hire a realtor, your the boss. The realtor can advise you on pricing but you are in controll becuse its your home that your selling. You can even negotiate on what you pay the realtor. Real Estate 101= everything is negotiable, nothing is in stone untill the contract is excecuted. The real question however is what is going on with the relationship you have with your current agent? has he/she done something wrong? A smart man told me a long time ago, dont buy a watch dog and then bark for yourself.

Yes, however it will be very confusing. Check your contract with the Realtor. If someone comes to visit your property, based on the Realtor's advertising, how will it be shown?
If I were the Realtor, I'd leave you on your own so that you don't wind up getting a lot of professional advice for free.
