I recently hired a property management co to manage my new home. I'm leasing it. The lady running the business is hard nosed and straight to the point about any and all issues. I figured this can work for and possibly against me. If she is this way with me, then she probably picks good tenants.

Right after I sign the management agreement, she hits me with a demand to let her handy man guy go through my home and touch up the paint. It does need it, in some spots. The house is 2000 sq ft, not a dump, built in 1996. She told me the handy man will charge $400 for this. Seems excessive for a touchup job?

Does she likely get some sort of kickback from this?

And how do you know if you're dealing with a fair property manager?

We have a ratified contract and already sent in the deposit money. However, I lost my job a week ago. Is it possible for me to walk away from the contract? Am I still able to get my deposit back if I do?

There is no financial contingency on the contract. And this property is not bought straight from cash; we're mortgaging.

My brother has a child support lien on property that we both own can I still sell?
I had someone who contacted me who is interested in purchasing my property that I own 1/2 of along with my brother. I did a title search and discovered that their is a child support lien on the property. Can I still sell?

i purchased a house with my brother, when he got married his wife wanted a new house they couldn't afford so he asked me if i would sign off on the deed let his wife be added refinance our house to get the down payment for their new house when this was done my name would be replaced on the original deed the way it always was, when his refinance was denied that promise never took place now he wants to sell our house with no consideration to me, in the mean time they abandoned the house she left him and he soon followed her to new home they stopped paying their part of the mortgage i saved the house by filing bankruptcy and have made those payments and trustee payments but they act like this was their home all along and they don''t have a answer for defaulting on the mortgage only thing they can say is we're on the deed. i want my name back on the deed as promised and also the mort. co. removed him from mort. since he hasn't been the one paying.

I made a bid on a house and supposedly there were 2 other offers (or so the story goes...) and Coldwell Banker rejected my offer and did not counter. She said "my offer was the lowest and needs to be higher". Seems like Coldwell Banker does not have the Seller's best interest especially when I am a qualified buyer. I don't have time for this BS.

My brother is looking to sell his own properties but did not want to pay much on commission . So his wife applied for a broker license.

But after she got my broker license , they went into a situation that needs a lot of money , so they want to sell their 3 properties .

After more than 6 months ,they still did not sale our properties yet . I wonder is that because buyers don't like to buy house from broker's own properties ??

Any advice on this situation ?

I want to know how many % did agent need to give their broker or firm in illinois and also in california .

I also want to know if that's possible one agent can list under one firm in California and also list under a firm in illinois as well ?

Can some one who use a california real estate license work under the broker agency in illinois ?

Im trying to refinance my house hopefully this week and everything looks good but an apraiser is going to come to apraise my house. So is he comeing inside or what? I have a tarpe over my roof because Im planing to have it redone soon and i had a small leak will he count that against me?? do i leave it on or take it off? what all do they look for? I have heard some very negative feedback about real estate that the Church of the Later Day Saints runs in New York City. They have forced people to give up their apartments with only 30 days notice and demanded rent increases that are ridiculous given the current state of their properties. I have heard they are very poorly managed at the top level and are only concerned with profit Poor living conditions, huge rent increases and they claim to be a Church? They seem very questionable in their business practices.

I'm excited yet a little nervous about going from out townhome to a single family home. Traditionally, buyers' agents get paid a percent of the sale price of a home. Therefore, just like sellers' agents, they have intrinsic incentive to ensure a high sale price. Also just like sellers' agents, buyers' agents make more money the faster they sell homes (because then they can sell more homes & earn more commissions per any given unit of time). Since homes with many weaknesses don't sell as high or as fast as homes with fewer, buyers' agents (like sellers') have intrinsic incentive to withhold negative information about the homes they show to potential buyers. Real estate professionals promise to honor a "fiduciary duty" to their clients that requires them to put their clients' interests even above their own interests, but (call me a cynic!) I'll bet that in practice, a fair percentage of real estate professionals adhere to that pledge rather loosely at best. How can I retain a buyer's agent on an untraditional contract that aligns his/her interests with mine as a buyer?

My house is up for sale, this agent calls me to show my unit to a buyer & said would show up btwn 11:15 am & 12:15, calls before 11 and says she is already on my street, (I wasn't ready) told her she said btwn these times, then she says I told you btwn 10:15 & 11:15 I said not true! she said I'm showing another unit & I'll be there after, I told her sorry, please show up at 11:15, I go upstairs to the sun deck & see her knocking on my door, she had no key from lock box, & left mad. She ruined everything and buyer liked the place a lot, but told my agent doesn't want to come back because I was mean! (I'm mad, this arrogant agent turned it around, and my agent is not on my side) agent should've gotten the keys from lock box to open unit, as I wasn't going to be there, aren't all agents supposed to get the key before entering a house? Recently my aunt has not been cooperating with what her close relatives are saying. She is saying that she will be selling my parents house. The house is under her name, but this purpose was so she could get the house from the agent and give the house to my parent. After getting the house, my parents have made all the payments (mortages, utilities, home improvements, etc) and my aunt has made none. The house has been paid off for years now. My aunt recently lost her restaurant and is going through a divorce and is threatening to sell the house, that she has made no payments on, to recoup for all her losses. My parents are now residing in Arkansas and the house is located in Michigan. My parents don't want my aunt to sell the house for her own greed because my parents have put sweat and equity into the house. They don't want to see all this go to someone who is very greedy. But this matter is very complicated and I want to know if anyone can help out with this and tell what we could do.
