i live in florida, and i have been told that if the house doesnt sell immediately after it forecloses, and we havent been evicted by our landlord (we are PERFECT TENENTS), we basically cannot just be 'kicked out'. i would like to speak to someone knowledgeable- not someone who is just guessing or assuming. everyone's an 'expert', yet they all tell me something completely different from each other?! PLEASE HELP

...They just gave us a copy of the new inspection report & hubby says he saw the contractors in the office. Does this mean closing is imminent?
Thank you.

I am in the process of buying my first house. I found one, offer accpeted and inspections had. The inspector told me I need roof repair in 5 years, but overall it's ok. Then the insurance agent has deemed my roof "uninsurable". What happens now? My ten days post offer grace period is over but I can't get a loan without proper insurance. I can't possibly spend more money on this house at this time either. So what happens in this scenario? The agent said they will likely pay for the roof, is that normal? I only had $1,000 post inspection repairs in the contract.

I subleased an apartment from a girl, and paid all the 3 month rent to her in advance. She said she would pay this rent to the landlord directly. But one month later, I received a notice that this girl did not pay the rent and the landlord wants to evict her and she was summoned to be in the court. I feel worried that I would be evicted from apartment . so what should I do? Thank you

My husband and I like this house that was built in 1965. I want to have a lead paint test conducted while my husband says we shouldn't bother because 1) they repainted everything already and 2) it has all brand new windows. So my husband thinks it would be pointless. I'm still concerned.
Why do you think? Thanks!

There is a stamp from the bank where it was cashed on the check. One of our signatures is a close match but not the other. The person who lives at the address now works for the bank the check was issued on. We have proof we were not in the country the day the check was cashed. How can we speed up this process? It has been almost 1yr.

I moved here (rural Arkansas) five years ago. I have never signed (nor have I even seen) any covenant, by-laws, or other agreements. Now the HOA for my street is objecting to the garage that I am adding to my home, citing that it is too close to the road and violates the HOA Rules. How can there be rules to my property that I am not aware of?

Tenant notices a leaking ceiling in the garage and notifies landlord. Landlord explains that the air conditioning is improperly vented causing the leak and that he will eventually fix it. Tenant asks if ceiling will fall and landlord says no. Tenant parks brand new, 45K car under the leak and the ceiling falls on it causing a 7 inch long dent and scratching. Tenant notifies landlord of fallen ceiling and damaged car. Landlord says he shouldn't have to pay because damage isn't significant and tenant parked under a ceiling that was leaking. Tenant reminds landlord of the previous conversation and he says he told tenant NOT to park there. He then offers to split the cost.

Who's at fault and who should pay? Both can afford it, the damage is probably $300. Both feel the other is responsible. Landlord feels tenant was irresponsible for parking there, knowing about the leak. Tenant feels landlord represented condo as new and was told ceiling would be okay.

I have saved up some money while working overseas and have found some companies advertising on craigslist. I would like to run due diligence on them and to see if their offers are dependable.

One is in Florida- and these sell condominiums. I have emailed some lawyers there asking them if they would be willing to check them out. However, I have gotten no response at all.

The other one is in Georgia. The are advertising for credit partners. One co-signs mortgages or something like that and gets a profit after a certain time.

I have run both through BBB but they have shown no record of them. I have emailed them and they simply said that they are not BBB members but they have a tax ID and are registered with Secretary of State.

How can I run due diligence on both of these companies? Where should one look up their records, business history, complaints against them, etc. Who would be willing to do that?

Your reply will be appreciated,

Sincerely,

I found a home that I am interested in purchasing. I called the listing agent and set up an appointment to see the house. A friend told me that I should have a buyer's agent (which I agree is a good idea). But, I thought if I liked the house, I could retain their services prior to making an offer. My friend says I can't because the buyer's agent won't get his commission if he was not there for the initial showing. Should I postpone the walk through until I retain a buyer's agent?

I'm looking for a 3bd condo to rent in a nice quiet civilized part of Nevada. I've never been to Nevada so I have no clue what areas to avoid in my home search. I'm not a gambler so being near the casino is not an issue. But I don't want to be too far away from everything either, like the supermarket, drug store, malls, etc......Thank you for all of your suggestions (serious answers only please!)
I currently live in L.A. and I'm tired of the hustle and bustle and high rent......

I want to know what my home is worth. And to get an idea of what it can sell for.

But a website told me what my house is on market value. Is this anywhere close? Becuase to me the price they gave me on market value seems so off.

We are in the process of selling our home.We signed a contract with a buyer and in the contract it states that "terms of this offer are void if the buyer cannot obtain clear title" which was fine with us.Today i discover when checking our credit, that there is a judgement filed against us. In my state, this is a lien against property. Now i am happy to pay the judgement out of the proceeds, but does this affect the buyers ability to obtain clear title?I am terrified to call my realtor - i'm tempted to wait and see if the bueyrs title search finds anything. Help!

i have a mobile home in a park, which i have a mortgage on, i stilll owe $19,000 on it, the park owner gave every one 90 days to vacate the park or everything will be property of the park owner. it is going to cost me around $10,000 to move it , and there isn't any where i can move it to, there are 90 families that have no where to go that live in this park. it really is sad. i have talked to my bank they said they will not accept a short pay off, i even told them i will still make the payments on the home but i was going to abandon the trailer and let the park owner take care of moving it or tearing it down. they told me the park owner can not tear down the trailer because there is a lein against it, what will he do if i leave it there? what do i do?? i want to save my credit

I live with my boyfriend at his house with my two year old son. The house is being foreclosed on and court was on May 1st. I keep asking my boyfriend if he called the bank to see how much time we have till they kick us out. But, he seems to be procrastinating it and saying he forgot, but he will call. I'm getting scared not knowing when and what I should do. If I move before my boyfriend wants to, I have to get housing assistance because I cannot afford to live on my own. Should I go apply for housing assistance now? Any suggestions?

I am going to close on a house in a few weeks. Let's say that 10 years down the road I decide to sell it. When it is sold am I then using the proceeds to pay only the principal balance or is there some type of calculated payoff amount similar to what I've seen with some of my car loans?
