Some questions for you to ask:
-Do they have noisy neighbors there?
-Do they allow smoking?
-What is their policy on owning pets?
-How many people who lived there in the past got their full deposits back?
-Does the apt have a functional air conditioner/heater?
-Does the sound travel easily next door?
(My current apartment is not insulated for sound, so
everything I say my neighbors can hear)
-Does the landlord keep everything under good repair, or does he keep it looking like a slum?
-Any problems with insects?
-Any mold growing (for example, underneath cabinets)?
-Any problems with plumbing, gas or electricity?
-How many people are allowed to stay here?
-Any leaks?

The most important thing to look for is an apartment in a good area and that is close to your school or work. If you want a two bedroom apartment, seek out apartments that are affordable with one bathroom and a kitchen. A living room is good for entertaining, but it's not necessary. Make sure the apartment building is well maintained and close to stores.

Go with the 2 rooms and invest in a sofa bed. Look for cleanliness, check all included appliances, any damages, listen to see if you can hear the neighbors through the walls, make sure all light fixtures work...

You and your roommate are first going to have to consider what you can afford between the two of you. Then decide what you want for that money. If you can't get more than 2 rooms with what you have to spend, you'll have to make do.

Make sure to visit the place as well and make sure it is in good repair and does not smell or anything like that. I have found it is a good idea to get an apartment that does NOT have carpet in it - the carpeting always get messed up over time and you never get your security deposit back with a carpeted place.

Location is the first consideration. You want to be in a secure building and/or safe community.
The second factor is cost. How much are you willing to spend on rent?

I would check with the police about crime in the area. Make sure you document ALL damage in your prelease assessment, carpet stains, leaks, walls scratched up.Ask about noise and parking.
