Want to buy this house. There is a small amount of water in basement caused by condensation from air conditioning. There is a sub pump and it works. Had house appraised. Appraiser tells seller he has to fix this. I am glad the seller has to fix this problem but I did not know the appraiser could do this. I thought all the appraiser did was determine the value of a home. How much power dose an appraiser have?

I'm fairly handy so I want to buy a fixer-upper house. Where can I learn how to buy one of these properties without having to deal with all these shysters who just give you the run around and sell you worthless foreclosure/fixer upper lists. How can an honest family man find a fixer-upper without competing with thousands of contractors, wheeler dealers, bidders and investors?

We have a platform with stairs leading to the 2nd floor. The wood supporting beams were beginning to rot so we replaced it with steel beams. The city did not approve so we would like to replace the steel beams with wood. Any suggestions or interest?

I am 32 divorced and currently renting an apartment for 725/month. I amke enough to buy my own home, but the area I live in has outrageous land values. I think I would end up paying about 1600 for anything decent plus high taxes and insurance. I really think that I would be better off continuing to rent and invest that money rather than put it into a house. Once you take into account the interest, extra bills and incurance, it doesn't seem to be worthe it. I could see if I had a large family, but I only have my kids on the weekends and already creeping onto their teen years. During the week, I spend more time at work than at home anyway.

Do you htink I would be better to rent or invest.

I don't want a real estate agent, they can only search similar properties which sold. I'd like a bank estimator to find out how much of a mortgage they would allow on the property but banks themselves haven't given me the name of their appraisers as their appraiser is an employee... Since there isn't a potential mortgage, the bank itself isn't involved.

When I talk about renting everyone says "you are throwing your money away" and talk about 1st time buyer programs. But do I have any other choice than to rent when I live alone and make so little? I mean, I may be able to make the mortgage payments but if anything went wrong with the house, which of course it would, I'd be screwed...

I rent a small place from this old couple and as much as they look out for me, the old man is constantly knocking on my door telling me to close my windows, asking what I am doing for the day, if I cleaned the apartment or did the dishes......blah blah blah. We are trying to buy a home and just wanted to know if it was possible to get financed with out having to put a down payment or a huge down payment. Our credit isn't the best, but think it is good enough to quialify for a loan. Just don't know if it is good enough to qualify for no down payment. Any advice on if this can be done with no huge down payment.

I want to buy a foreclosure, to live in, not "flip". Otherwise, regular prices are too high... but it looks like the only people who buy foreclosures are for quick profits. Is there a reason for that difference? Or am I correct to consider foreclosures to find a home to live in?

I put an offer on a house that I am renting. The owner knew I would be doing this. He is disappointed that I came in with such a low offer but his house needs a lot of work. I feel he is trying to negotiate and haggle with me to the point that I am tired of dealing with it. I have three months left to go on my lease and I have no problem staying to the end but I want to cancel my offer so he will just leave me alone. (His house is just not worth what he thinks it's worth!) Can I do this? I did not put any earnest money down and he has not verbally or in writing accepted my offer.

I live in wv where my landlord is trying to evict me without 30 days notice (required by wv law). After I told her I was not moving until those 30 days were up, she shut off the cable which was included when I moved in, is this illegal?
