A realtor is asking the co-owners of my condominium association to amend and/or waive certain provisions in rules so as to allow a new buyer with FHA financing to become a co-owner and member of our association. We will have a meeting about this shortly but I am curious what would be the additional risk we are being asked to take on to allow in a buyer with FHA financing via an amendment or waiver to our rules? My sense is that they could be marginal buyers credit-wise without the FHA financing and guarantee.

If they default on their mortgage payments, how quick will the FHA be to step in their shoes and make payment for them? Won't that become a troubled loan / workout situation such that residual services like property insurance & maintenance fees may become compromised by non-payment from this new member, not able to pay their mortgage?

If your condo rules prohibited FHA backed owners, would you waive that rule to allow them to purchase your co-owned property?

I applied for insurance, but the H.R. person of the company forgot to send the application to the carrier to be process now what should i do? I'm in the hospital with no insurance. Is there something the brokerage of my company or company can do?

I do not have a bank that is used with Quicken. I need a program that I can set up a family budget and use it monthly. Can you tell me one? I would also like one that is not useable online but if I can't get that the name of any will do.

I've been apartment hunting and everything is HIGH!!! We want a one bedroom, my husband and I. A one bedroom runs about $900 - $1000. Right now we have a 1 bedroom plus office, kitchen, 1 bathroom, no living room for $650, but only because my aunt owns the apartment building! but its in a bad neighborhood. and we want to move so we can start trying for a baby. we want the baby to grow up in a nice area. WHY IS RENT SO HIGH!?!?!?!?!?!?! this is really discouraging :(

The property was sold 3 month after I moved in. The documents state that all the terms of the original lease will stay the same. I made a $500 security deposit $300 of which is refundable on exit if it is rent-able condition. My new landlord is now attempting to charged a security deposit if I renew my lease for $500 security deposit $200 of which is refundable on exit if it is rent-able condition. The landlord makes no mention of a credit of the original amount. What’s going on here? Should I pay it and try to collect the money via small claims court for the $300-year-1 and $200-year-2 at the conclusion of the 2nd year? I don't want to have to move because of a dispute.

I'm in my early 20's and I'm looking to invest 5k yearly to an Roth IRA account. I've recently decided on vanguard and I want to know which type of Mutual Funds suit me the best?

I already have an Roth 401k plan (fidelity) with my company which I contribute to as well. I contribute about 4k yearly in this plan. ( This is my main retirement plan which I plan to go a little more risky since its a 35+ year retirement plan)

For my Roth IRA (Vanguard) ***I MIGHT*** have to pull out my principal for a down payment for a house. ( I have an separate house fund). But if i have to answer the question now, I would say 80 percent I don't have to pull anything out. Having a certainly amount of flexibility should be nice though. With that said, what types of Mutal funds should I invest in.

If the bank is trying to foreclose on a home and the owner has never been served, can the bank foreclose anyway. Also, if the person is not even home.... lets say in the hospital, can they just go in and throw out the persons furniture and all... all there stuff ? Serious answers please

WIC give me plenty of formul for my 3 mth old. so much that I do not use all of it.
My husband was just recently sick of meningitis and hasnt been able to work, and will miss out on a week's paycheck.

Is it a place where you just hold money? can someone help me out with this? I am starting a virtual market and I am coming up on the transaction part. I don't want to completely help them with the transaction there is too much liability and work to be done. What is an escrow account? Do I just hold money there for a fee? So, I need to file bankruptcy. I've thought about my situation for a long time now and I've decided that it's what I want to do. I have a few questions though and figured I'd post on here while I did research.
1) What costs are involved?
2) Do you have to have a lawyer and go to court?
3) Can a business refuse to let you file for your account with them? Can they fight it?
4)I don't know who all I owe money to anymore. I tried to do my credit check but it wouldn't work. When I file, will they be able to bring up all of my debts and creditors?
5)How long does the process take?
6) I have one (or more) account that is with a collection agency that just told me that they are going to send it over to legal services in the next few days. What does that mean? Can I file bankruptcy on this? Is there anything you cannot file on?
7)Will this affect my financial aid at school?
8)What experiences have you had or observed post bankruptcy? What happens and in what amount oft ime?

so my bofa credit card was closed for non payment, i made the mistake of letting my dad use it.. and he racked it up well over the limit. i managed to pay it off completely over 6 months. its now paid in full, but still closed. i want to open it again. but, i unfortunalety have another outstanding balance on a check card that was overdrafted, but i am in the process of paying for it in payments. what are the chances of getting my credit card reopened?

a few days ago it started raining, and a leak turned up
in two sections of my room. when i came home that night i immediately noticed one of them was dropping water on my turntables and mixer. the mixer and (1) turntable are wet (the other table had to be wiped, no significant damage) and i contacted the management company the day after the damage. the lady i talked to responded, "the roof is leaking again?".

they had a roofing guy measure the areas on the ceiling today, but when i called the management company about my property they said they were not responsible for the equipment because it was water damage(?). before we rented they never told us there were previous leaking problems in that room.

i called them again about reimbursement but the management company said theyre gonna contact the manager of the property to see what's gonna happen. i feel like theyre giving me the run-a-round, but i need my equipment to play at a party this friday.

a couple of my credit card accounts became closed after i had trouble paying them and the balance got to high. since then i have paid them off. now what? do they just sit there and show up on my report forever, i know they make my credit look back.

Just looking for an estimate only. I pay Federal/State as single head of household. I have gotten married and had 3 children since I began my job 7 years ago and never updated my status. We get a generous $7000 range tax return every year which is great (I make around $70,000). However now I would like to maximize my take home pay without owing money back each year. I have since changed to married with 1 allowance. I fear adding additional allowances. I am no longer interested in a refund, just want to come as close to even as possible.

HONDA 2006 CRV SUV(mini) struck from behind. Even they (other party)have good insurance. Co. says we will get what its worth even though we owe.We will be out 2-3K? or get less what we get from other insurance to replace this vehicle.Guess what?we dont have gap insurance.Seems we'd have to go to small claims court?! This insurance stuff is so crazy-Health ,Car- itsa mess- especially for peeps doing the CORRECT thing.
