a few days ago it started raining, and a leak turned up
in two sections of my room. when i came home that night i immediately noticed one of them was dropping water on my turntables and mixer. the mixer and (1) turntable are wet (the other table had to be wiped, no significant damage) and i contacted the management company the day after the damage. the lady i talked to responded, "the roof is leaking again?".

they had a roofing guy measure the areas on the ceiling today, but when i called the management company about my property they said they were not responsible for the equipment because it was water damage(?). before we rented they never told us there were previous leaking problems in that room.

i called them again about reimbursement but the management company said theyre gonna contact the manager of the property to see what's gonna happen. i feel like theyre giving me the run-a-round, but i need my equipment to play at a party this friday.

the roofing guy said they were hired before to fix the roof but didn't go thru the area where my room was located.

If your property was damaged based on the LANDLORD's failure to properly maintain the structure, then they have to not only fix the damages, but reimburse you for any items in your home thatwas damaged.

If it was an act of God...such as a lightening strike that caused a fire, flood, or even a neighbor starting a fire, then our own renter' insurance would be required to cover your contents.

When I was only 19 years old, I took my landlord to court and won because the pipes froze and burst into my apartment during an ice storm...I thought this was an act of God...until the maintenance man showed up and said, "Yup, 4th time we have been out here this year."

I was able to prove that improper insulation post-repair caused the pipes to burst...and he had to pay for my entire bedroom suit plus the mattress.

What CAUSES the damage is extremely important.

The landlord does NOT have to replace anything, reimburse you, etc etc. At least not in CA.

This is claimable to YOUR renters insurance, this is what the insurance is for.

Your landlord does not get involved with your insurance issues.

They have to fix their property though, the actually leak in the roof as well as any damage tot he ceiling and walls.

Of course you have renter's insurance (don't you ?) Management is not responsible for damages to tenant possessions. If you doubt that, try to collect for losses if the apartment building burns down.

your equipment is not stolen, but damaged by mgmt. inadequacy? do yo have rental insurance?
