We are looking to put our house on the market after the first of the year. We live in a very desirable neighborhood, and have had a market analysis done on the house to determine a reasonable asking price. We want to pull every penny we can out of the house, and when we heard what the realtors in our area charge we were a little shocked! I have heard that they do a ton of work behind the scenes, but I have a friend who is a very successful realtor and I feel that in all reality it may not be worth it to pay them the thousands of dollars they require. We live in a small town where houses for sale are really pretty obvious. Any advice?

Just this week i went to closing for a property i plan to develop,
The woman i was going to purcahse the property from got the property in a divorce settlement, the property has been in her ex husbands family for some 40 years. The title report shows a broken link as to how her ex husbands parents came to control the property but the parents wrote a waranty deed when her ex husband and her purchased the home from the parents some 20 years ago.

The title report also says "right to title and intrest as disclosed by the aformentioned deeds" whats this mean, does this mean that the county recorder and court already cleared this up.

I dont have the time due to 1031 issues to wait 4-6 weeks to go through the courts to get this cleared up. The county has destroyed all records older than 20 years old and the title company that the parents would have used is out of business and the records have also been destroyed.

What should i do.

heres the situation; I make 30 k. I have 17k in debt at 9.75 i have 16 k in mutual funds. 1k in savings bond. my parents make 120k combined. owe a house worth 200k, but has 90k in debt on it at 6.05. they will cosign my mortgage. i can get 250000 at 5.84 locked for 5 years. with my income plus renting rooms out I can easily make more then the monthly payments. thus saving instead of renting. I know renting has hassles. but ill deal with them. I would be renting 400$ a month (split an apartment). thats alot of money to throw away. I know rates can go up, but I can sell in 2 or three years and do it again?

I was trying to get a credit card for the holiday spending(not that i really need it). But i was not approved by 2 different ones and was wondering if there is any trick to do that or if my mom cosigns would that help. But if she does that would still technically be in my name right so it help or hurts my credit not hers. Also when i check my credit report it wasnt able to why is that???

I couldn't find an option to reply to the answer spock provided, which was great by the way. If you see this, it is an investment property, and I was wondering if I could take depreciation, in addition to the repairs, taxes, home owners insurance, etc, and still claim the standard deduction? When a Pimp pushs a teen to sell herself and make $1500.00
a day and $10,500.00 a week and $546,000.00 a year why don't the IRS get these individuals and make them pay taxes, I pay taxes and I'M tried of paying, when these Pimps gets away with this just think about this then a Pimp has ten ladies of the night then money is 10 times the amount, when these Pimps or ladies get caught by the LAW red flags should go up in the gray matter between the ears, do a back ground check and see how long this Pimp has been doing this and trace down how many ladies this Pimp has, or put inside people too go under cover and not for a short time it would have to be for a year or so then bust this PIMP and make him back pay the taxes that the working individuals is paying for, the fact is the working individual is paying for taxes that this trash is not paying the IRS is not doing there job, but they are doing there job against the working class individual.

I bought a suit at New York & Company and while the cashier was processing my order, the register froze up. I had already signed my check and she was going to process it electronically. Well, after the register froze up, she moved me to a second register. At that register she proceeded to ring me up. This time she said my check had to be "deposited only." Well, three days later and checked my bank statement and I noticed that I was charged twice (same check number, amount and payee). The only difference was one was an electronic check and the other was a regular check . This occured on 10/23/07. I have faxed my bank statement a total of 3 times. I have called customer service sooo many times. Is this legal??? What are my options?

I have a question about Medical Insurance for my mother. My Father just passed away at age 61 and before he died, my parents had the best Medical Coverage because my dad had a civil service job. He didn't pay a dime into it and only paid $2 per prescription. These jobs are hard to come by. We figured that my mother takes anywhere from $500-800 a month in prescriptions. I was wondering if there are any programs out there to alleviate these costs. My Mother is 56 years old and cannot collect any social security until she is over 60 and cannot get on Medicaid until she is 65. Can someone help me solve this nightmare problem?
