I have done myself a tramendous work on RE search, CMA, Income/Expense reports without the help of RE buying agent. I also got the pre-approval certificate from the lender. Now, I am thinking of putting an offer that contains contigencies to the seller agent. At this point, I don't see why I should get an buying agent in the process. Instead, I want to the seller to compensate me that 3% commission at the closing.
To get the law on my side, should I get the RE lawyer to draft/ review an offer? and how much? can an offer be generic so that I can use it again on other house, if this one gets rejected?

Any thought would be appreciated.

I have been off birth control for four years, we've tried to get pregnant, but it's never happened. As of today, my period is eight days late. I took a test and it was negative. I called my OB/GYN and he said to wait one more week, and test again. Either way, come in for a check up and see what's going on, unless I start my period. Have any of you tested negative for that long and still been pregnant? Thanks in advance to everyone who answers.

Okay, to put my own beliefs out there since I insulted yours, here we go: (concerning my previous questions entitled "atheism the logical choice")

Religion does not necessarily make people nice to each other, but some sort of laws and morality seems to work better than a theory of "nothingness" which is what atheism is. You can say atheists believe in science and rationality, that's fine. But atheism is nothing without someone believing in God. So if the world were all atheists, the theory of god would still exist since there would be no point in calling yourself an atheist other than to disagree with people who believe (based on faith, so the disagreement would be pointless anyways.)

Since I control my actions, I am a god of myself. Atheists, that clearly don't believe in a god are basically saying in writing that they have no will power. So obviously this is illogical since you need a will in the first place to say this.

After letting Michigan's deficit balloon to $802 million, you would think that the state's lawmakers had finally done their worst. Well, think again. In one of its most irresponsible and incompetent acts yet, the state legislature slashed $179 million of that deficit on Friday by either postponing or cutting funding to state universities and community colleges. Quite literally, it borrowed from Michigan's future.

I have lived in Michigan for the last 14 years and I have never had a problem finding work.
Having worked in the auto field for over 16 years and knowing how to customize and custom paint.
It is now next to impossible for me to find a job. I have been out of work for 14 months and I am about to leave the State like many others have already done.
As a EX-UAW worker, now out of work again due to Granholm, is anyone else sick of her ??????

I'm almost 24 and waiting until marriage for sex.

These days, everyone has sex early on. Yet deep down inside, people value virginity.

So guys, assuming that you love the woman and all.....would you prefer it if the woman you married and spent the rest of your life with, to be a virgin?
This way you can rest assured that you were the only one who has ever made love to her and that she has loved you sooooooo much, wayyyyy before you met, that she wanted to save herself for you!!! By saving yourself, your husband won't get anything, "used"...it'll be brand new! I mean, isn't that the absolute best wedding gift everrrrr?!?!

OR, do you not care and want to get laid and/or want to give the girl a test run, first?

BTW, no answers will change my mind on my decision. I know for a fact that I'm giving my husband one hell of a wedding present! :o)

I'm 13 and have a good relationship wityh my mom But for the last few months she's been kinda weird, different. She broke several promises she had made to me and lied 3 times, about things important to me. I got devastated, if I can't trust my own mom, who will I trust? When she realized how hurt I was she apologized, desperately, cried a lot, hugged me tight, asked for forgiviness and pleaded with me to keep trusting her. Now, I'm really confused, I'm terribly hurt but also terribly sorry for her. I thinlk I'll simply forgive and forget, I'm about to consider this as one of those weakness, one of those mistakes everybody makes sometimes.

I'll never use this as a justification for me myself to lie, break promises, be mean or do bad stuff. But, now my question: if it was me the one to lie to her and break promises? Would she forgive me from the depth of her heart? Would she accept my apologies and keep trusting me?

If a Christian is a firm believer in the bible(aka fundie) then they're closed minded.

But if a Christian doesn't follow every single thing in the bible, they're not a true Christian.

If a Christian is pro-life, they're anti-women.

But if a Christian is pro-choice, they're just contradicting their beliefs.

There are many more examples, but I think this is suffice. So again, using those examples, why are Atheists never happy with Christians?

Is it just because we believe and they don't? Or because they just want to make us miserable by always fidning a way to put us down?

**and of course I know not all Atheists do this, and I am in no way generalizing.

both computers are roughly $1300 total including the service plans, norton etc.

If anyone has any other recommendations of laptops with high-end graphics cards/lots of RAM, I'm all ears. I think the maximum I'm willing to spend is $1400.

My brother is getting a 1996 Mercury Mystique Spree to take to college with him. It's got a 2.5L v6, and it's automatic. Red exterior, gray cloth interior.

He's getting it free, since it's a hand me down from our aunt. It's only got 77,000 miles on it, but I usually see women driving them, and my other brother said it's a girls car. Just the name makes me think girls car "mystique spree"

Don't get me wrong, it's fast, it gets up to speed in no time. I wouldn't mind using it myself, I just was wondering if anyone else felt it was a girls car????

Me, I drive a Ford Probe, an 86 porsche 944 red with black leather, 62,000 miles, and 5 speed. I'm taking a 2000 Mercury grand marquis to college-by no means a girls car


SO yeah, is the mystique a girls car? It's the same as the ford contour, just seems like it has a gayer name

My husband and I have been together for 4 years. I love this man to death. Recently things started to get real bad. His job cant' afford to pay him all though he is capable of finding new employment he chooses to stay with this job. They keep telling him tomorrow and so on so forth. I am working tow jobs to provide for my husband and his 9 year old son its really hard for me. My husband has had several job offers and chooses to stay where he is knowing from one week to the next that he may or may not get paid. Any suggestions as what I should do. He has only been at this job for 4 mths. He can't hold a good job for more than 6 so far. I feel like I am wasting my time. Should I follow through with my threats and move out and see if he can grow up then or what. He will be 31 in November. Please help. All we do is fight. I think that I am headed for a break down.
