I have friends that have been kick out of their apt. just for been ilegal, that is the reason that the landlord is using to get them out, I know that a landlord can decide to use any reason to ask for the promises to be vacated but if that is the case shouldn't the landlord give the tenant at lease a thirty day notice to move out

We have to transfer 1500 miles in June and need to get our house on the market. This market is lousy but we have no choice. Can anyone offer any help as to help sell the house faster? I plan on staging and dejunking the house. we'll be adding some fresh paint to the bedrooms. I am really scared that 6 months isn't enough time. How the heck do you do this without being financially ruined?

I wanted to buy a house that is 3 stories with a finished basement. I wanted to renovate it so I could make a bunch of smaller rooms ( get rid of the living room, dining room, make the basement 3 rooms etc) and rent it out. The place is near public transit, a huge university, and there are alot of factories that are on route near the street I'm buying the house at.

Now to do this, I'm taking out a huge mortgage, about 380 000 and I hope to make money so to pay off the monthly payments and to have extra cash as well. I could probably fit around ten people in the house. charge 600 bucks each. What do u guys think. Am I breaking any major laws. Can my renters screw me over, and any thing else you think I'd find useful. Thanks in advance

My boyfriend & I went to an open house for an apartment. The building manager follows the policy of "first come first serve". We were the first ones there, so she said that she would look over our info first & if our references & credit check out fine, we would be given the place. If not, she would move on to the next person that arrived that day.

Both of us have really good credit & references so we were never concerned about that. The next day she asked for our security deposit checks so we came over to give her them & then she let us in to the place so we could take measurements for our furniture.

2 days later she told us that the owner decided to give the unit to a friend of a tenant, but we could have another unit in the building that was opening (a MUCH smaller one on the first floor). Because we had already gone through the process of applying & giving our checks, isn't it already ours?
Is there ANY way to dispute this or any legal grounds that cover our side??

I live in Los Angeles,CA and I am in a rent control area. I have a few issues. 1. I live in a second story of a house that is converted to a 1 bedroom and a kitchen is added all illegal. 2. I have a contract from 12/2005 that stats my rent is $1000 a month including utilities but the contract is only signed and initialed by me. The landlord has not signed it but emailed me a copy of it. 3. The landlord wants to raise my rent to $1300 a month. 4. I live in a rent controled area which limits how much rent can be raised.
I would like to know if I could sue them for raising my rent and pay for my moving fees. Also, the unit is not legal and im sure they do not show the goverment the deposits we make into their account. Also, they change their bank account number about 2 times a year. I want to know what my options are as a person who has paid rent on time, and have check stubs.

Your help is much appreciated. Please only answer if you are a professional or have experience.

Thanks.

I got a call saying the owner of the house was in town and wants to do a "5 minute walk through" because "he hasn't seen the property in awhile" and they set up a time giving me the proper 24 hours notice and all that. Questions: Is this normal? Or do they usually do this if they think we're some kind of delinquents? Is there anything specifically I should make sure is clean or anything else I should know before they come over? We're not doing anything illegal in the house...but we've had issues with the property managers in the past and I'm scared that they're looking for any reason to kick us out because we tried to stand up for our rights before. But this is supposed to just be the owner...so I don't know! Any advice would be helpful!

I have 5 months left on a year long lease. I want to move out because of issues with a guest of my roomates. He is an ex and mentally unstable so I am afraid when he is int he house. I understand that I signed the lease and I have a cosigner. IS there any law in the state of pennsylvania that would allow me to remove myself from a rental lease? I would be willing to pay a penalty. At this point I am looking at paying for 5 months rent up front and just leaving the property. If there is any chance I could pay less then the full amount that would be fantastic. I just don't want my credit ruined. PLease HELP!

I found a house that I would like to purchase. The asking price is 157,500 (about average for the area). I was wondering if anyone could give me some input on how low of an offer I could make. I don't want them to think that I'm making too low of an offer because I'm not serious. However, I don't want to come across as being too eager. Any information will be appreciated!

We're selling our house & have an offer & today we had a home inspection. We bought our house from the builder & it's only 3 1/2 years old & we keep it in top shape! Anyways, the inspector checked the attic & said we have a leak which hasn't gone through to the ceiling yet but it could. My husband who is a contractor in construction checked it this evening & couldn't find anything. He lifted under the insulation & checked everything, no water. The inspector only checked from right beside the attic door, he didn't go through the insulation to check. The area where he said is a leak is a slightly darker colour wood so it looks wet from a distance but it wasn't when my husband checked it. Anyways, the inspector & the buyers are coming again tommorrow with their agent & he's going to check the attic again. I'm worried that the deal might fall through b/c of this. What do you think?

Well, my family wants to get a house near a lake or a golf course which costs about roughly $300,000. It's brand new and around 4,000 sq. ft. Now to the question. If I buy this house and later on I decide to move, which house would raise in property value: the lake or the golf course? I know it's a personal opinion, but what do you think? Thanks!

When my 1 year leasing expired my landlord sent me a note saying that if I sign for one more year then I woud have no rent increase. The note didn't say how much would be the increase. I didn't sign up so I assumed I'd be now on a month by month basis.
As I never received a note of increase I asked the super for the new rent value and she told me that, because I didn't sign the renewal, I'm "obligated" to stay one more year paying the same rent... I insisted on what would be the new rent if I go monthly but she told me I can't go monthly and anyway the rent increase is "aprox" 3% but never gave me an actual value.
That makes no sense to me but I don't know where to go for advice or what entity can solve this.
I want to move now but don't want to to pay the rest of the year for an apartment I'm not using.
I can't put "aprox 3%" in a cheque so I've been paying the same rent since then and never signed any new agreement.
Can I do anything?

When somebody fills out an application form 4 an apartment & writes down where they r working & about how much money they make a month, does the apartment agents have a way of checking it, or do they j believe what is written. I know they can run a credit check, is that part of it? If not, how do they check it? Do they call the place that u put down and ask if u r working there?

What if u put down that u r working & u really r at the time u sign the applicaton, but then u quit ur job during the lease, but u r paying 4 it because somebody is putting money n 2 ur bank account? What if u want to sign another another 12 month term and still not working? Would they say that u would have 2 have somebody cosign or sign only in their name?

How difficult is the following 4 getting an apartment?
Not working, bad credit, going to school?
Not working, bad credit, not going to school?
Working, bad credit, going to school?
not working, good credit, going to school?

someone has mineral rights specifically stated as "from surface down to, but not to exceed, 15300 ft". Can I purchase rights below this depth? I have reason to believe drilling will be very close if not deeper according to the landman, plus, all area wells (5) are currently drilled at the 14500 to 15100 ft depth. I've unable to determine if any rights are claimed beyound the 15300 ft depth.
