she told my that there have been court battles but she has been winning so i feel that i need to be prepared for the worst.

Why are you worried? Your lease gives you rights to the property. A change in ownership has no effect; the new owner is bound to the contract. It might even be in your current owner's best interest to give you a long (three year) lease to make the property less attractive to anyone else.
