Long story short, my house was stolen by a dirty mortgage broker. This is a guy wanted by several gov't agencies, and currently in court with the DA's office. He literally stole my house (and several other people's) and my lawyers said my best option was to stop paying and hope the bank forecloses on him. Yes, I am still pursuing legal action for this situtation.

OK, so I only stopped paying on the house, and it apparently (one year later) just sold in a foreclosure auction. I now have a foreclosure on my credit report, which I know will be there for 7 years. All of my revolving credit cards are paid on time and usually in full. I have money in the bank. So basically, everything else is in tact but *the house*.
Who do I call to repair my credit? Debt consolidation company, bankruptcy attorney (even though I am NOT filing for bankruptcy)? Is time my only option?
How do I repair it if my only debt is the house?
Let me know if you know the answer to this because I am confused.

We're looking to buy a house but it needs a lot of work. I'm trying to get a ballpark figure of how much it'll cost us to renovate and if it's worth it to buy.

The house is 1300sq ft, needs new flooring (wood laminate), a new kitchen with cabinets, counters, appliances, 2 new bathrooms including all fixtures except the toilets, new paint including ceiling, baseboards and doors for closets.

The landscaping needs to be done, and the exterior trim needs paint.

It's $235K, market for a house in that neigborhood, same style is $265-280.

Should we buy?

I've looked over my lease and there are only a few ways to get out of it, none of which apply to me. I'm having problems with my room mates [[they are dirty, we have an illegal dog in the apartment and an extra tenant who does NOT pay rent]]. I figure the extra tenant could take over my rent if I left. There are also problems with the apartment that have not been fixed. I have another place to live, but not sure what to do / what the laws are. I don't want to go to the leasing office yet without knowing exaclty what is legal and what I should say. Thanks!

A house within a block of me needing updates and repairs (foreclosure that sat vacant for some time) recently sold about 20,000 below what two other homes in the area are listed for. Because it is in the same subdivision, it is causing my value to drop about 20,000 below appraisal from three years ago. People don't move frequently from my neighborhood (stable, family neighborhood close to services and highways), and the two in top-notch condition currently on the market haven't sold yet. The most recent sale is almost a year ago. I'd like to refinance before my ARM goes up, but I can't get a decent loan to value ratio with the low recent sale.

Okay, I know title policies are necessary. Please address the re-issue rates. I've owned my property for 8 years since the last title policy and I'm building a home. What makes a person eligible for a reissue rate? I've asked this for the third time and no one brings up or addresses re-issue rates. I wonder why??????

My husband and I purchased a new construction home last year. The builder offered to install a radon mitigation system in the home if we tested for radon within 30 days of purchase. Stupidly, we got distracted and never did the radon test on the house.
In talking to several neighbors (one who lives behind us, the other two doors down) we discovered that they did radon tests and the radon levels in their home was really high.
We quickly ran out and purchased a test from Home Depot. I received the results back today and the levels were low, 2.7 and 3.1 for each canister respectively. How accurate are these tests? Can radon be high in one house and literally next door, there is very little radon?
Just wondering if I should retest. We would like to get the basement done and I want to make sure we don't need they system installed.

Thanks!

I used a real estate company only bc my friend wanted to help which is an agent. We signed contact in April and closing was in July. In that time we had money problems and decide to move back home which is 2 hrs away from the new house. We backed out a month before closing and the seller has already sold the home. Now my friends company wants their cut from me...which is 2% of home, which is like $4000. Just wondering what happens now. I am not paying that much money for a friend to show me a few house. The house didn't go to close and we lost our $500 deposit. My friend said if I don't call her manager and set up a payment plan that her company will turn it over to a lawyer. So not sure if they are serious or just trying to scare me. I offered to pay her $500 for her work but she wants me to pay more to her company. Just wondering what are my chances of getting sued if I just ignore it and move on with my life in my hometown? Should I contact her manager and offered the $500 to her?

Ok, My husband and I put in an offer to purchase a home and the sellers accepted back in late May. Since then we have been waiting on hearing from the mortgage company. On July 2nd - before we ever were approved for the mortgage - my husband found out that the company he works for is going bankrupt. We tried to call the mortgage company to stop the process but couldn't get an answer because everyone was on vactaion. The mortgage was approved on the 3rd. Yesterday the mortgage company calls and says we are to close TODAY at 1:00pm. An earnest money deposit WAS NEVER COLLECTED. Now the sellers are threating to sue us. They are saying that they had someone lined up to rent the house but they didn't because we were supposed to buy it. They are threating to sue for 3 months worth of lost rent along with other damages. Is that possible? We are willing to give some earnest money but dont want to be sued for thousands. Please help! P.S. The house was never listed as a rental property.

I have been up to the courthouse twice and still have a hard time figuring them out. They list an amount and I assume that is what they either want to get out of the property or is that what is owed on the property. Also how do you contact someone about these. They have a law office usually listed but they dont seem to be of any help. Can they not give out that info? What is the best way to find a contact person on these listings..Thanks for any help you can give me on understanding this paperwork..

This is complex. I am living in a shared house. There is one other tenant. Up to yesterday the landlord was living in the house, too. We recently found out that he is £16,000 in arrears on the mortgage and the bank is about to start repossession proceedings (if they haven't already). He has now abandoned the property. He moved out this morning. He has told us it is "every man for himself" and told us to open his mail when it arrives so we can tell when the bank will evict us. We do not expect to see the little b*st*rd again. What is our legal position?

here's our situation: I have a home in NC, my wife has a home in fl. We got married this past year. We decided to sell the house in florida and move to the house in NC. the problem is: we owe 217,000 on the house in florida and the fmv is about 175,000. The value of the house dropped about 40,000 in less than a year! We have two mortgages on that home, the first loan is for 175,000 and then a 2nd loan for the remaining cost of the house, about 40,000. What are our options? Can the bank sell the house at any price they want and than we're stuck with paying taxes on the difference, and than also have to payoff the 2nd mortgage of 40,000?
