I am buying a new home and I have the cash to buy it for all cash, but I ultimately want to refinance.

Would it be cheaper if I bought it all cash and refied, or if i financed as a purchase? Or would it not matter...

Ok, here's the deal. I am currently in a home that has been on the market for 6 months. The market is very slow, and it looks like I am at a dead end.

I plan to stay in my next home for the rest of my life. So I don't need to worry about getting financed for another home. I am thinking about ditching the one I am in and moving to our new home.

I need to be able to be approved for a few loans. One being my daughter's braces in a year or two, the other would be for sending my three girls to college.

Finally, my question is, is this a good idea? Would I be able to get the loans I need in the future if I kept my credit up with on time payments? Or will I screw it up for my child's education in the future?

I know the bank would at least be able to get the amount owed. Thanks for your time, this is becoming a stressful mind boggle! :)

But I have this feeling that my landlord is the type to try and keep as much as possible... what can i do to keep this from happening?

When we moved in we took a lot of pics to show that the house wasn't really up to par and not even cleaned well.

I live in CA

I've also heard that I have to pay to have the carpets cleaned is that true?

ps i've only lived in this house for about 5 months

I am going to go into real estate for a while. I have always been very interested in it, and am having a very hard time figuring out what to pursue after my bachelor degree. So, I want to be a realtor for a while to see how I like it.
How much money do you think is a possiblility.....I know it varies a lot.
THese things might help: I live in Florida(close to the ocean)
-big city
-very expensive houses

My roommate and I own our house. I did not have the credit to secure the loan, but my roommate did. I, on the other hand put down $42,000 on the house that cost $129,000. He invites people to stay here and I disagree with that. I might conceed that I only own half of the home by the deed, but do I have the right to say who stays here? I do not pay the mortgage since I am not on the note, but without my substantial down payment, he would not have qualified for the loan. Both of our names are on the deed and in addition to the down payment on the property, I paid off his debts including his car. I pay all utilities and he pays the mortgage.

I do not want him to invite people to live here to "get themselves on their feet" in order to live in the city we live in. One is his brother and the other is a girlfriend. I did not sign up for that crap. I bought a home with one other person and do not want anyone else to live here.

Any advice?

I have tenants now on a month to month lease after not signing a new lease. They are over 2 months behind on the rent and gave me their notice to vacate verbally. They have shut off the electricity and moved most of their things out of the house, but still have items there. Can I take back possession of the house and consider it abandoned if they are past their move out date, but haven't given back the keys yet?

The lease states that there is a 2 month penalty if we choose to break our lease. However over the past 6 months our neighborhood has gone downhill to the point were there was a shooting there last month. Can they still hold me to this penalty when now my own safety is at stake? My beautiful neighborhood is going downhill fast.

I was selling my home in WV rent to own. The buyer refused to sign agreement after moving in so I am taking her to court to regain possession of my property. she has not paid rent/housepayment grace period ended as of june 1and the grass is way over grown (I am being cited to correct the yard or have the city do it for me). I went to the home and it looks as though no one could possible be living in the home (I can see dog poo on floors and would like to clean up the mess before it sets in with the summer heat.
Question here: Do I as the owner have the right (even though we do have a status conference scheduled in 2 weeks) to notify her that I will be entering the home within 24 hours to do an inspection? I would like to place a notice on the door and then send her an email since I am sure she is not living in the home. Can I do this legally? or can she flat out refuse to allow me into the home?

After the bite, the gardener was able to go to work. We (house's owner) don't know the tenant has a dog. The gardener told us he was fine and just went to get some antibiotic, but and then now he wants $500 for his medical expenses and his time. Who has to pay in this case? (house's owner or the dog's owner who is the tenant)

My title to my home has a judgement which is way more than the equity in the house could cover. I don't have money to pay it off and have been struggling and not able to pay my mortgage payments for the last three months. If I sell my home and give the equity to the judgement (remember, it will not pay the whole thing off) will the judgement continue to be on the title to that property for the new owners? We can no longer meet this obligation and the only other choice I can see is to let the mortgage company have the house.

I plan to sell a unique property at auction. Do I have to give the agent a reserve price. I don't trust agents. I don't trust their valuatuions nor their expertise to set a minimum.

If I DO GIVE them a reserve price, do I have to commit to that once auction is underway.

What recourse do I have, if ANY ? I was in a state of hardship last year. I trusted a friend to put their name on the title of my property, and now I recognize what a FATAL mistake that turned out to be. I owed him some money, but NO WHERE NEAR the value of what my home is worth. His name is NOT on my loan. He also currently has his OWN HOME at a different location, and has NEVER resided with me, and I am the ONLY one who is making payments!! If I get an attny, and claim emotional duress, is there ANY chance of removing this flake from my title. I have filed a restraining order against the guy because he has become violent, and emotionally abusive around my children.. Thanks for reading

Okay so my mother lives in a house, and rents it monthly from a friend who owns it. She pays cash every month for rent. And now she got a new house, but said she will pay rent this month so she can get all of her stuff out.

So her landlord called and said to pay $3000 for a deposit and three months of rent. Before renting the house they said she did not need any depoist because they were friends and monthly rent is $400

Now the landlord went over there and threw everything out of the house and is keeping our familys boat until that bullshit $3000 is paid

What can we do


She didnt give us an eviction notice or anything, and keeping our boat in leau of the $3000

I wrote an offer on a home marketed through a Realtor as having 4 bedrooms and 2 bathrooms. Two bedrooms in the basement are illegal because they don't have windows or closets and one bathroom was a remodel in the basement but never pulled city permits. So really, its 2 bedrooms and 1 bathroom. Is this illegal for the Realtor to do this?

The neighbor has staked claim for this land as part of his deed. He is trying to use it as leverage to get my father to sell him 4.2 acres or trade that strip, about 1/10th of an acre for the 4.2 acres. He has put huge rocks on the land and was trying to put up a wire across the driveway today. Does anybody know the law in Arkansas. I think, possession and maintaining the land for 55 years makes it theirs, but cannot get ahold of my lawyer today. Thanks

I just recently found out that my furnace in my rental unit is non functional. The property mgmt company called a service tech, in which they identified a control board as "fried". With this, the technician and owner said the furnance company is no longer in business and replacement parts are non existant. So a new furnace is necessary. Being a mechanical engineer I have experience in the HVAC area and decided to do some research and get a second opinion. It turns out the controller is easily available and made by honewell ($70) and has nothing to do with the furnace make. The second technician told a different story and assessed a faulty on/off switch as the problem ($2). Said the furnace is in good working order (9 years old) and the board is NOT "fried". The original owner and technician apologized for the miss diagnosis but I feel he tried to pull a fast one on me. He said he will pay for the other service call, but then said only half. Should I report this to the BBB?

When we started renting the building we were told that the building inspector had to come by and take a look at it. Then he gives a list of stuff that needs to be done. So now who makes the repairs? Me or the person that owns the building. If you can provide proof that would be nice.
