I am buying a house for $200,000 (the house needs no work) and selling it for $310,000 this will take place with in twelve months, my question is how much profit will I make after every thing is said and done (taxes,profit, gains, realty cost is at 4% etc.) this is real numbers Im working with so if the info could be with in a couple of thousand give or take that would be great.
I also was told to wait a year, If you can give me the numbers if I wait after one year that would be great to!

I live in Toronto, Canada. I recently applied for an apartment (a little more than two weeks ago) and gave a one month deposit with my application, but the landlord had some reservations as to approving it, so he requested more information which I faxed, but he still was not convinced so I decided to withdraw my application cuz he was just being unreasonable. The landlord says he will mail me the check whenever I call but he just seems to be doing everything to keep the money with him as long as possible. I gave him the benefit of the doubt on two occasions, but the last time I called confirmed he's just being dishonest.

Now I am thinking about starting a suit against this guy. Do you think it's a good idea and can I expect to win the case easily?

Today I had the inspectors take a look at a house I placed an offer on which was accepted. It has no foundation and is built on pillars.

Should I have the house raised and placed on pillars to lay a fuondation and if so, what type?

Is this a cost I an expect the seller to shoulder, should we go 50/50 or should I pay for it all?

I am purchasing a property with a 200x200ft driveway which I have just found out does not belong to the property and is Common Land. It has been used for access for the past 24 years by the vendor but not legally hers. I believe its use has never been of issue during this time. Is there a way that I can register the whole plot in my name and not allow any other persons use of it. I would be extremely greatful to hear if anyone else has any answers. Many thanks

I know that the market is bad right now, but my neighborhood is getting bad and overrun with teenage kids that are bringing down the property value. I want to get out while we still can make something off of it. We just moved in last October. We paid $165,000 and we are looking at one that is $220,000. Is it worth it to try and sell it ourselves and what would the approximate monthly payment be. Currently we pay about $1200 a month. We put nothing down on the first house with 30 year fixed at 6.25%. We hope we can sell our house for $180,000. I know it is alittle broad subject, but any help would be great.

My daughter's apartment landlords are planning to spray for bugs. They told her if she does not comply, they will charge her $50. She doesn't want the inside of the cabinets sprayed where her dishes and glasses are kept. There is no mention of fumigation in her lease and the apartment is under new management. This is in OKC.

What happens if I want to sell my house, but my house's value

In Feb. '05 I invested in a duplex with a purchase price of $94,500 with $5,000 of Downpayment. I am currently involved in a law suit on the property and was asked to calculate what my losses are to date. I have calculated the cash loss, but how would I calc the lose of investment oppurtunity? Meaning, If I hadn't purchased the duplex I could've use those monies to invest in other areas or other property. What is the valuse of my lost investments?

I recently bought a house for $244,000. I bought it in Chaska, MN (Number 8 place to live in the US). The house was built in 1990 and was one of the few first built in my neighborhood. It's also a corner lot property. At the end of this year or the middle of next year a brand new highway will be finished, which will be going right behind my house. Will that increase the value? What sorts of things can I do to fix up my house and make the value go up because I plan on selling the house within a year or two even though I just bought it in January??? The house does need all new windows and right now I have wood siding. Would Vinyl Siding be better suited for prptection of the house? Also I have a lot of trees in my back yard, which really gives you privacy. What sorts of landscaping can I do to work around those trees?

my husband and i bought our house last year from a couple who flips houses...they bought it as foreclosed property...just recently i had a leak coming from the basement had to call a plumber and he noticed it was coming from my upstairs bathroom.and going into the living room..when he pullled down our drop down ceiling in the living room .he noticed black mold and all kinds of water spots from before..and said it looks like it was covered up just to sell..i had a claims adjuster come out today and he said the same thing..that under the maryland disclosure act they were not allowed to sell the house with a hole in the ceiling and mold with tons of water spots..that we can sue them and the inspector who inspected our home....see my insurance wont fix it because he said it was a cover up and i would either contact the people who did the house flipping or a laywer...sorry this is long..but how should i go about it...this is our first house..we dont want to get nasty but if we have to..

I'm currently thinking of doing a 1031 exchange on one of my investment properties and I was wondering if the escrow company closing my transaction is able to act as my qualifying intermediary or if I have to hire an outside company that specializes in 1031 exchanges. Our neiborhood consisted of three high end homes on three 1 acre lots and a vacant lot. We formed a home owners association with specific guidelines for building design, landscaping, etc. The lot subsequently was sold to a couple who presented us with a set of plans. We granted a 'conditional' approval. The couple did not build as shown on their drawings; never started landscaping and basically, their place is a mess reflecting negatively on the adjacent homes.
