My name is on the joint lease and we have a year's left to pay. I have given notice to my landlord and roommate. What do I need to do to get out of my obligation? My roommate is unwilling to break the lease.

If the landlord is willing, a new lease should be signed by just your roommate alone. I lived in a Brooklyn share with 2 other roomies and each time someone left, we changed the lease agreement to reflect only the people that stayed.

Be prepared to fulfill the lease obligations. You don't just get to walk out on it. And as it's a joint lease, your joint tenant isn't under the same obligation that a landlord would be to find a replacement. The LL can still go after you for the balance of the lease if the other tenant doesn't pay AND your joint tenant can also go after you for YOUR share of the remaining lease payments.

You've signed a binding contract. You don't get to walk out on it without penalty.

You need to find someone that your LL and roomate will agree on to take over your part of the lease. Otherwise pay half of the remaining lease value to the LL at some discounted rate.

get a copy of you're lease and see what it says about leaving it. if you signed it then you signed a legal binding agreement that may require you to stay with it unless your landlord approves of you breaking it.
