I am starting up a small business and wonder if I may be possibly missing out on some type of program that assists small business start up. is there any such thing? govt. assistance, or possible local assistance that I could possibly look in to? any one have any ideas? or am i just wishfull thinking?

The agent has placed on MLS but that's it. The corporate office of my franchise, sent a buyer my way, my agent was VERY difficult for me to get a hold of (bad w/returning calls and email) so the buyer never spoke with the agent, the buyer spoke with me, the seller. I did all the negotiations and my agent WAS NOT the procurring cause of the impending sale. Can I cancel the contract with my agent or is he still entitled to a commission?

I have just set up my own business and although when i started i had all these idea's and was very confident... 2 weeks later and a major contribution with the weather i can seem to find the motivation to keep going.

There seems to be one problem after another knocking me back and although i knew it wasn't going to be easy i need some motivation to keep me going...anyone help?
