5 months ago, me and my wife made an offer to a house that we fell in love with, but it was over priced, so we offered alot lower than the asking. for all u know, it was not accepted. Today, we dropped by the house, we saw a posted notice in the front door and we found out that the house is going to be auctioned in 3 weeks. Now, my question, Can we get a home loan for this auction home?? how much money down do we need?? i have good credit, we live in los angeles county, california. how much time do we need to wait to occupy the property?? PLEASE HELP! THANK YOU! =)

I closed two accounts, I have excellent credit (745) and I made mistake of closing them (one was over 10 years old), neither with any balance. I am about to refinance my house and I want my score as high as possible. Is it worse to open those cards back up? One of them gives you 60 days to open it back up? But would that be worse?

Hi, I was in real estate years ago and I always used to get cash back at closing for "repairs, carpet, etc." Its seems like the lenders today dont allow this to happen anymore. Does anyone have a formula, strategy, or way to still get money back at closing for whatever reason? Now I already know about the up to 3% for closing, but I used to do that too. I want to know a way to get the 3% for closing and money back for repairs or anything else. Thanks.

my normal tax bracket is close to 0 as depreciation covered my income. ihave heard that capital gains will be taxed at capital gain rates or my ordinary income rate which ever is lower. Is that true.

HOW LONG DOES IT TAKE FOR TAX REBATES TAKE TO BE RELEASED AFTER BEING FILED?! People say that it usually takes a week after it is filed and or after the due date has been set. So why isn't alot of the 2004 and 2005 rebates out yet? Is there a way for the people to be compensated for this delay?, after all we the people do get penalized for filing late.

With 3 weeks left on our lease, we noticed severe water damage in our apartment, caused by a leak the landlord had refused to fix, that was causing mold and bugs in a bedroom. When we let the landlord know, they informed us our rent would be increasing by 10%. We are rent controlled, which only allows our rent to increase by 4% each year. I told the landlord the increase was illegal and she said "well, your rent was discounted before, we're now removing the discount." So we filed a complaint with the rent stabilization office and health department, since the landlord refused to fix the damage. They then informed us that they would be revoking our right to renew because they said "it seems like [we'd] be happier elsewhere." This doesn't fall under any of the 12 legal reasons for eviction and retaliation for exercising our tenant rights is clearly illegal. Our appointments with health and housing investigators are coming up. But what can we do in the meantime to protect ourselves? Help!

i quit my old job at michaels because i didnt like 2 people who work there. i dont know if they are still there it has been over 4 months. should i go back to michaels and make 8.65 an hour or should i apply at hollywood video or blockbuster and make around 7.50-8.00 dollars an hour? my gf used to work at hollywood video and she says it was pretty cool cause she just watched movies all day. michaels is ok but its just those two people that made me want to quit. what should i do?

I am considering a FHA loan. I would like to avoid mortgage insurance if at all possible. Am I allowed to put 20% down or get a piggy back loan for 10-15%? Basically, I'm not sure if a FHA or conventional loan is best.

First-time homebuyer
Credit = 725ish
Pre-qualified for $80k
Probably getting a $70k home.

to avoid foreclosure, If I have signed a forebarence agreement with my lender, for repayment of three months behind, can I refinance and avoid the high interest on the repayment agreement, which is about twice what my monthly payment was originally , and the plan is for six months ,I have found someone that will refinance the loan.


I can't imagine having to pay interest for six months if I can refinance, I was originally paying $2700, however the repayment is for $3900,with a $9000 down payment. If i was having trouble paying the original, how do they expect me to be able to pay that much more , and call it forebarence help ?

Will I have to pay the interest for the six months , or just that untilI I refinance or sell ? I have already paid the $9000 and the 2nd payment is due shortly.

My rent is $1000 a month. There is one single lady, a married couple and myself. Should I only charge rent per individual or consider them one tenant and collect rent divided by 3? The couple will have a master bedroom as well. Utilities are included in rent.
