say if i signed a 6month lease agreement with one landlord and right around the time the lease was up he sold the apt. complex to another landlord is the new landlord allowed to change your rent 100.00 more then also add a additional 100.00 late fee is our lease/contract still at value?

Hello everyone. I already saw this property (condo) on sale for $125,000 and common charges $435.23. The condo however, is already tenant occupied paying $1150.00 rent/monthly which doesn't bother me at all. The bank is willing to offer me a mortgage of $100,000 and in addition, $8,000 grant for closing costs because is my first time buying. To be honest, I would rather have the condo rented out instead of living in it. Will I have problems with the bank free grant ($8,000) if I am not living in the condo as my primary residency? Can I tell them that I do not want to live in it at the moment but probably in two to three years?

Someone told me today he saw something about mortgage rates going down. I locked my rate already, but what are the chances of getting a lower rate now that they are down? I don't close on my house until 12/10/07. Am I still able to get the lower rate if I locked it, but haven't closed? Thanks.

We are in the process of buying a duplex that will be finished in January. We are going to live in one side and rent out the other. What is the best way to determine how much to charge for rent. The neighborhood has a lot of other duplexes but they are 20+ years old and 300+ sq ft smaller. So comparing the new with the old is a little difficult.

I have about $20,000 worth of equity in my rental property and I would like to pay off approx $15,000 of lingering dept so I can just have no outgoing bills and just pay the house payment that the tennants are paying already and no bills. I am confused at what would be the best way for me to go either refinance or home equity loan or a home equity line of credit?

Say two people (2 females, both professionals, around 25yrs of age, siblings) buy a considerably expensive home together - they both qualify for it and they split everything 50/50. They bought the house in Feb of 07 and since Aug of 07, one of the girl's boyfriend has moved in, married her and has basically become a resident. Is it fair if the 'non-married' female expect that he pay some form of rent? Is it fair that he live there "for free" becaue he is the married female's "guest" and is not occupying any additional space? What would you do?

I've got an ARM on my primary home that is going to reset in a little less than two years. I've noticed my current lender has been really pushing on me for a re-fi close to my current rate but with the usual ripoff closing costs. I've been pushing back, as I still have time. I'm sitting at 5.85% right now on the ARM. Should I wait for another rate drop, or is it not likely to happen? Also, what's the deal with this rate "freeze". I wonder if my mortgage will qualify for it?

There is a bill in the works that would freeze a persons sub prime mortgage at the rate it was before it is adjusted.

My husband is in US Navy boot camp.. He's been there a month and we still have not recieved his first paycheck. (pay day= 1st & 15th)The recruiters said AFTER he left that I probably won't get the check until the 15h of this month.. My rent's due tomorrow. I'm in college, and working part time, i have NO money to pay rent.
I went in and talked to my apt. manager today and explained the situation, and she said they still have to issue us an eviction notice on the 8th, and our paying rent late will go on our record. And we are also getting a late fee, (which is normal when you pay it late..) And if I don't pay it before the 20th of this month, ill be getting evicted.

Is there any kind of law or ANYTHING that can prevent us getting evicted, because he's in the away in military? Its just sooo unfair because they take FOREVERRR to issue pay I guess! I can't even talk to him either, only through letters. Its so frusterating. If you know anything, it would help a ton. Thank you so

I need to know if this is legal or not:

I live in an apt complex in MILLBRAE, CA and the owner of our building has increased our rent. Now, he has given us the adequate time frame for notification but a lot of us tenants have been asking each other if they received a letter and/or increase. A LOT of tenants have NOT received ANY notices about rent increase and do not have to pay. It seems as though the owner is picking and choosing apts he wants to increase. Here are my questions:

1) Can he pick and choose rents he wants to increase?
2) If he intends on increasing the rent, doesn't he have to notify EVERYBODY of such increase?
3) If any of the above or not legal, as a tenant, what can we do?

i lived in my old apt. for 6 years. I recently moved out due to someone bringing in cockroaches.
Anyways I fixed up that apartment so much I put in so much money into it. I have gone through 3 owners. The 3rd ownder wont give me my security deposit back. He's trying to say that all carpets were stained (only 1) hardwood floor needs to be redone. Well I redid floor does need to be restained, but who cares. When I first moved in I was getting slivers in my feet left & right.
he also said apt. smelled rotten. I cleaned that apt. I even re painted all the bedrooms. So the apt smelled like paint & bombs cuz I bomed all my stuff so I wouldnt take roaches w/me.
If I wouldnt of contacted him about my security deposit on 30 day im not sure if he would have wrote.
The only thing I should be held responsable for is the rug one stain my kids did w/iron & the door kids wrote on.
My point is he is 3rd owner he dont know condition of apt when I moved in. I need my deposit back for bills
