Our current 6-month contract with a sellor realtor will expire in 2 weeks. The house is our previous residence 1000 miles away current home. We agreed to reduce the price during the selling period, but it won't work. We had quite a few interested and received a reasonable offer. We declined the offer because of a contingency term of selling their own house. Regretted it now :<.
If we sell at the current listing price we'll get 7 grants less than we paid 2 years ago after realtor commission. We wouldn't complain if we lose less than 10 grants. Should we sign another 6-month contract with the current realtor or hire another one (don't know how difficult that would be because of the distance)? Renting is an option since the monthly rent should easily cover the mortgage and December/January is a good month to rent. But we don't plan to rent it for too long. The downside for renting is uncertainty of the tenent. The upside is the hope of housing market recovery.

Me and my partner have just been for a mortgage appointment. We was told that for a £100,000 mortgage we would be paying £600 a month excluding insurances. This is over a term of 40 years, but the mortgage broker we saw told us, he will have it paid off for us in 18 years, we just go back every 2 years and he gets us a better deal. Can't understand if this could be possible. The mortgage adviser is highly reccomended in my area. Really don't want to have a mortgage for 40 years, would be nice if he could get it paid for us in 18 years like he told us. Would like any advice about this, is this possible. Don't know what to do. Please help !!!

I had to refinance my condo to buy-out my wife in our divorce. My refi mtge was sufficient to pay off my original note plus $20K to buy out my ex. I realize that the $20K is not "purchase money", but what about the rest of the note? Is that considered purchase money by lenders?

We need a loan from either a private person or a lending agency. Our scores are just below 500 and we have been served a Notice of Default. We make a very good income but due to several deaths in our immediate family, we have fallen behind in our payments. We need to either refinance or take a second on our home. We have approximately $133,000 in equity. Can anyone help?

a lender forgot to file a 1099 form, it was for a cancellation of debt... and we are not able to get equality out of our house until this is cleaned up, so....what kind of laywer will I need to present this problem to the proper court. Also what kind of court/hearing would best describe this kind of situation?

Made a big mistake 'renting' out illegal basement in NYC. Tenant is causing many problems, including changing the locks without permission, essentially cutting off our access to circuit breaker, water line & gas. There is no written contract and no checks/payments for rent have been taken and cashed, although we do hold a security. Attempts to resolve the problem by offering her aid to find residence elsewhere have been resisted. Any advice appreciated

My ex landlord refuses to return my sec. deposit she lied under oath in court and will only return 300 of 900 dollars I paid upon moving in. As a result I am forced to motion for a new trial due to the proof she presented in court were clearly lies to back up her claims the judge gave her laywer more of an opportunity to object against me and I was constantly interruped during my presentation of evidence and facts. The judge would not allow me to present evidence to back up my case and the landlord's lawyer was able to present issues that had nothing to do with the security deposit issue. The landlord claims damages that never existed,charged me for cleaning the rental unit, appliances and broken items that were clearly caused by the former tenants that lived there. I am looking to motion for a new trial AND new judge if its within my rights to do so and Im looking for representation for it is no longer about $ its about principle. I am in Waukegan, IL. County of Lake

First of all my husband and I moved from a high cost of living/poor market area to a low cost of living/buyers market. Good for us except that it took us 9 months to sell our old house and a few more months to recover from that financially! We are lucky enough to be renting a 4 bedroom acreage for only 450 a month but we are itching to find a house to buy. We live out in the country and my husband makes about $20,000 more than the average family income and I stay home with our 3 kids but we don't have the best credit. We have been considering waiting until the summer and paying off the last of our debt...not much, only a couple grand, but we are also considering paying off one or both of our cars to make our monthly budget easier. Each of our loans has about 8800 left on it..his has 1.9% and mine is 18%. We have a mortgage company that will help us get a loan and all we need to come up with is a couple grand as long as we don't get a buyer's agent and let them act as ours. Ideas

First off, when we were going over the lease the landlord was rushing through and was like "these are the important things... this this this... sign here. here. and here." We had spoken with him quite a lot before this, so we trusted him. Once we were done we asked him 'when we move out, do we need to give you a written notice?' He told us 'no, only if you're going to stay'. So we moved in and everything was fine. And now that we're moved out (our lease ended November 30) the landlord is telling us we owe for December because we didn't give a written notice. And what gets me the most is that we had seen him multible times before we moved out, him KNOWING that we were moving out, and never once did he mention a written notice. And on top of that we NEVER received a copy of the lease so there was no way of knowing about that. We did ask for a copy many times. Never got it. Can anything be done?

my mother in law wants to put her house under my name and make payments every month on the mortgage. the reason is, the house is still under the guy shes paying and she cant put the name under hers for certain reasons. she has the money from her brother to pay it off, but hes in mexico and getting that amount of money transfer bank to bank might seem suspecious. so she will contiun making the payments unles she finds a way to transfer the money. will this be good for my credit? is it a bad idea? why? please help. i want to help my mother in law, but dont want to ruin me if its going to! thanks

I contracted with Hovnanian to have a new home built in a sub-division in Vineland NJ. I have another home in Ocean County NJ that I have to sell in order to buy the new Hov home. I was told at the time I put a $15K deposit on the new house that if I was unable to sell my existing home that I would not qualify for the mortgage on the new home - and therefore I would be released from the contract and my deposit would be returned. It was going to take almost a year to build the new house so I had that long to sell my existing home. With times as they are I have been unable to sell my house and now the new one will be ready shortly. I called them to tell them it was not looking good because I've not sold my home. They said if I don't take delivery of the new house they will keep my $15K deposit and may even try to get more out of me! The lady that told me the original story no longer works there and I have nothing in writing. Can they do this? This doesn't sound legal!! HELP!!!

My boyfriend lives in apartment complex in Maryland. The heater/furnace broke 3 1/2 weeks ago. He has notified them of this several times and have received no response at all. No date of when it will get fixed or anything.
He and I (I live 300 miles away) have called the maintenance # at all times of day (8-5 when there supposed to be open)just to get the answering service. He works 16 hour days so he rarely can go into the rental office in person to complain about this. My question are what are his rights in the situation? Can he call someone in the government? Can he legally withhold rent into till this situation is rectified?

If you have signed a lease for a year, and nowhere in the lease does it say that you are NOT allowed to have pets and you go out and get a dog then you are told that you have to get rid of the dog, can this be enforced?

We have a small jack russell and i read our lease over carefully before buying him and nowhere in the lease did it say anything about a no pets policy. Can they still make me get rid of my dog even though there is nothing that states that I can't have him?

I still have 5 months left on my lease, but money is tight. My boyfriend lost his job and we just can't afford it anymore. Our property manager is a B**** and has no people skills what so ever. The apartment is the largest on the property and has a huge yard(for a apartment) so it is a desirable apartment. We are desperate to get out. It is the 4th and we still haven't paid the rent.
