Say two people (2 females, both professionals, around 25yrs of age, siblings) buy a considerably expensive home together - they both qualify for it and they split everything 50/50. They bought the house in Feb of 07 and since Aug of 07, one of the girl's boyfriend has moved in, married her and has basically become a resident. Is it fair if the 'non-married' female expect that he pay some form of rent? Is it fair that he live there "for free" becaue he is the married female's "guest" and is not occupying any additional space? What would you do?

If hes living then he is using the electric etc by law I would have thought hed be required to pay council tax(presm your in the uk) As a queston of fairness he should contribute something fincancly if he is not going to move out and get a place for himself and his wife in the near future(if he is ask him when) and plans to stay put then he is either going to be tenent or squter.
The best thing to do is to sit down with your sister and her spouse and tell them how you feel.

I would think it's fair to split the utilities by 3. Since he is there using electricity and water. However there will be more wear and tear on the house with a third person around. Check your homeowners insurance too.
You guys need to talk it out and work out some sort of soln. Maybe you can make him responsible for all the yard work and maintenance required on the house. It is nice to have someone handy around the house. Maybe you can get married too or have a baby to even the score. It's just a thought!

No, he doesnt need to pay rent. He SHOULD pay some of the utilities though since he is using it though. At least 1/3rd of all utilities or at least pay you the difference between 1/2 and 1/3 (like if you guys are splitting 300$ per month (150 each) he should have to either give you 50$ per month to cover his extra use, or you all split it and pay 100 each)

You've got a mess on your hands. Presuming that there is no agreement in writing covering any of this, the married one owns half the house. How do you propose to handle this if one owns half ?

This is one which will take some communication and negotiation. It's not covered under law.
