My understanding is that if a tenant does not pay rent, the next step is to serve a Notice to Pay Rent or Quit onthe tenant. I also understand that it is recommended that the tenant be served in person with this notice and/or be served by Certified mail Return Receipt. The problem is that the tenant has made himself scarce and will not open the door when I go to the property, nor will the tenant sign for the notice that I sent by certified mail.
What would be the next thing to do. Should I go to the court now and file a complaint and begin the eviction proceedings?

I want to move to Los Angeles, but I don't plan on visiting before I do. I've been doing a lot of looking on-line for a place to stay, but every place I contact tells me that I'll need to be there in person to sign the application and all that. Is there anyway for me to get an apartment without having to physically be in Los Angeles?

my wife & I bought our home in '06. During the whole process of buying our house a lot of shady stuff was done by agent such as: the agent telling us not to communicate with the seller because I knew her, sayin that (even though the house was old) we could have the house inspected but it wasn't nessecary, & to top it off we student loan that we were told needed to be paid off before closing & closing was two weeks a way. I didnt have the money so we just weren't going to buy, but my agent told us the seller had already put a down payment on her new home & that possibly if we didnt go ahead & buy that the seller could sue us. My agent then told us she would give us the money.($2400 that we had to paid back in $400 incrimintes) So after a few days of thought we accepted.(Now a yr later we find out that my foundation was in horrible shape & will cost $27000 to fix. The seller said nothing was wrong with the foundation in the contract but u can see where work was done. What am i 2 do?

I found a website about 4/5 months ago that shows a satellite view of your house (the street, too). You can move the house around and look at all of the sides. You of course can also look at other homes too. Also, if you kinda move your cursor on the home, you can see the cost of the house. Unfortunately, I lost this website, and I can't seem to find it. I want to see the prices of our home, to see how much we can sell it for now. Anyone have any idea which website this is?? Any other websites similar to this one??

This is the situation.My husband have a house in Costa Rica.The house was awarded to his mom years ago and after she passed away went to him.However,he never had the title.We went to court and after 6 months the courts declare it his property(we have that in paper).There are some taxes due,not much about $100 but until we know the exact amount and pay it we don't have the title to the house.All is left for the courts to send us the amount.Can we pre-sell the house?

so i just bought my first home and put up that i was looking for a roommate on a few websites. so after i get a few people asking about, the person who seemed most interested was a model from london. we have been talking by email for about the past week and it just seems to good to be true. she says she going to start working near my home and her boss is going to send me a check for the deposit and I'm supposed to mail the rest back for the ticket to the states, anyone think this is also to good to be true.

I live in Massachusetts and I am in the process of buying a bank foreclosure home. The inspector said the heater isn't working so he won't pass it... so I am trying to get the bank to take off $5k off the house to cover the cost for installing a new one. The agent is the middle man and he said that the bank won't take off anything.... Should I take his word for it or is the bank suppose to put in the heater in order for the inspection to pass?

I'm a first time homebuyer so I have no clue. I'm taking a first time homebuyer class in a week but I just wanted to get some opinions on this.. Thanks.

We purchased property in Florida and have owned it for a few years. We didn't put any housing on it for the first few years that we've owned it and now we are trying to.
We've been told there is a well on the property, but we can't find it. We have gone looking for property maps in hopes that we can locate the well but have had no luck.

We've also tried metal detecting but since the last owner buried metal things (like ladders and such) we've had problems finding it.

Does anyone know of a site or office that we can go to that will give us the information to where the well once was?

I just signed a lease in Baltimore--as I took a job in Washington. The reason in Baltimore is becuase my company offered the option to telecommute 2 days a week, leaving 3 to take mass transit. That situation has now changed--and I just singed a lease for a condo-but haven't even moved there yet. Can I get out of it--and how do I?

Let's say for example:
If I bought a house 5 years ago at a cost of $300K. (Paid $60K in cash for down payment, $240K by mortgage loan)

Over the past 5 years, I repaid my mortgage $90K ($15K towards Principal; $75K towards Insterst)

The the market value of the house increases to $315K.

How much Equity have I built up?

I co-signed for someone on a house lease. I run my credit report every year and this year I discoved that the rental company for the people I co-signed for four years ago had turned me in for collections on my credit report. The rental company never called me or wrote me. The chages are for moving out 1 month early (the peope I signed for informed me that they had been told it was okay, but they don't have anything in writing), plus additional charges have been added like a new battery for the smoke detector at $8.00. Grass cutting fee of $75.00, a.c. cleaning at $75.00. Changing locks for $150.00. Pet cleaning fee for $150.00 (when they paid a pet deposit).

I filed bankrupty and it was final December 14, 2004 and the people I co-signed for moved out in November 2004. The rental company was not listed in my Bankrupty.

Is there anything I can do?

Because of the holidays and poor planning on my part, I have run out of time to fully clean my old apartment. My security deposit was $850. Is there any way they can ask for more than this from me if I simply do not clean my apartment?

I'm buying my first home with my VA loan. I will be reassigned in about 3 years and would like to rent the property after that. The house is brand new and in a very nice neighborhood. It was initially 150,000 but got reduced to 133,000. Am I doing the right thing by doing this and then planning to rent in 3 years since I won't be here?

I see a lot of ads on craigslist that stated thier house is in preforclosure- take over payments. No credit check and no down payment. Really.. what is the catch to all this?

I would never get in to something like this without consulting with an attorney. It just seems too good to be true!!

Have a house- take over payments and live happily ever after!!

In my apartment bathroom, water leaks from the ceiling right above the toilet. & I see mold growing more & more, day by day. I told the maintenance man on Friday, & he was supposed to investigate the leak from the apartment above me. I know this isn't my fault, but I'm scared because the lease says something about that we can get evicted if mold grows.

Now, I'm experiencing stuffy & runny nose & huge, bloody boogers that block my nasal passages where I can't breathe. Many people say you can die from inhaling mold. Like it can grow in your nose. Sometimes I forget that the mold is there & I don't realize I'm inhaling it.

I remember 4 months after Hurricane Katrina, we returned back home to New Orleans & went back in our apartments to get our valuables that weren't destroyed, & we had to wear face masks. & I heard a few people died from the mold growing in their noses.
