what would a reasonable explanation be on why you would do that when the other house is less than three minutes from where you are now. The both cost about the same so it wasn't like a steel or anything.

The fed lowered rates .25% last time. Why did a 30 year mortgage increase from 5.61% to 5.79%?

If I gave my landlord a notice dated yesterday (Dec. 12th), do I count Dec. 12th as day 1 of my notice or does day 1 of my notice officially start on Dec. 13th? I have to give her 30 days notice and I'm trying to mathematically figure when it actually starts. Thanks a bunch!

I know on a smaller scale people will purchase homes, then flip them. But isn't it true that the investors, that make the big money, don't even get involved in fixing them up?

My condo association recently increased our dues - I am personally affected by an additional $40 a month for 2008! I will be paying $382 for a 2 bed/1 bath condo in Fremont, CA with a 'average' community upkeep for a 20 year old property. High energy costs, mortgage rate issues, and a need for increased reserve have been sited as reasons. Is this normal? What can I do to educate myself more? Do I have any options? What are my rights?

at the start, we had a financial agreement that we would pay 1/2 of everything but he ended up not paying any of the rent - I paid each month - and I would end up paying the utilities before they got shut off!!! Now I want to try and recoup my $$. Can I sue or even put him through Court nightmare? Please advise. The total tally in rent alone is 1/2 of 5000! We do not have it in writing and the lease is in his name but the landlord is my friend who knew of the arrangment.

My husband and I want to buy a duplex and live in one side, rent the other. The one we are interested in has both units rented out right now. I am not sure when the leases expire and what the terms are yet. My question is, can I legally empty one side so that we can move in? I have heard that since the leases were signed with the old landlord, not me, that we could choose to sign a new lease or we could choose not to. But then I heard that their lease will still be good and I need a "good" reason to ask to them to leave. Anybody know any more info?? Thanks!!

My friend is a Trustee for a property that just had a Lis Pendens served. He wants to prolong the foreclosure process while he figures a way to save the people from the actual foreclosure, while he knows that they will have to actually sell the house. What is the best way to respond to a Lis Pendens?

I had professional do my taxes for the past 4 years and they amortized points on schedule A. However, I want to do my own taxes this year and have no idea how they figured out the amortization. I read somewhere that you can amortize all the points on the year that you sell. But, since I started amortize it yearly, do I have to continue to amortize yearly, or can I wait to amortize the remaining balance when I sell?

Looking back on my renting years, all but 1 on my landlords turned out to be a scumbag. One of them would lie about recieving my rent checks, so I had to resort spend the extra $$ to have it sent certified with a reciept every month. Otherwise, he would say he did not get it, make me resend the check plus late fees. The other one came into my apartment all the time when I was not home-and charged me rediculous fees when I moved out the apartment. (left it like new!) Fees for things that were already broke when I moved in that I asked him to fix. Everytime I put a post on here, someone (landlords & business professionals) justify why should pay for his or someone else's mistakes. Are landlords liable for anything? Is it okay to nickel and dime your tenents to death? It seems the landlord has all the rights and the tenants have none. How could you sleep at night knowing you are complicating someone else's life? What rights do the tenants have? I can't wait until I buy a hous

So we just got our relocation papers w/ my husband's company, and have 3 mths. to sell the house & receive a 6% bonus (after the 3 mths., the company buys it from us and sells it, no bonus). We have to move by the first week of February, and my husband wants to put the house on the market soon (within the next week or two)...only thing is it is the Christmas holidays, we have 2 kids (3 & 2 yrs. old) and decorations/lights outside and inside.
Do we forego putting the house on the market until after the holidays, or just suck it up, leave our decorations up and put it on the market anyway.
We live in the suburbs of Houston, market here is great right now, especially with the transfers occuring in the oil industry this time of year. We wouldn't have a problem with it selling, we just don't know whether to wait until after the holiday and press our luck with it being less than 3 mths. to sell w/ bonus, or put it on the market now w/ Christmas decorations and all.

I have a Realtor that showed me 3 properties but we have not signed any binding contract stating he is my agent. But I found properties online on my own and want to look at them. Do i have to take my Realtor with me? Technically I found the property on my own, so why should my Realtor get paid from it? Any ideas

I used a real estate agent to find a new apartment. I am about to sign the lease and pay the broker's fee to her, but she requested that it be in cash only. She said it's office policy because it's easier to split commission that way. I found this a little strange, but I've never used an agent before, so maybe it's normal? She did say she would give me a receipt, but I still wanted to get feedback from other people before just handing her a bunch of cash.

This has taken twice as long and cost 3 times as much as I had budgeted. Now I've invested all of my savings. After many visits from city inspectors I've finally rented 3 of the 4 units.
I have to concentrate my "real" job for a while. So, I want to wait till the spring to re-do the last unit. I've shut off the electricity and water to the 4th unit. There is still some water in the pipes under the sink and comode. Do I have to keep the place heated? If so to what temperature? What else should I do to protect my investment while rebuilding my savings account?
