So we just got our relocation papers w/ my husband's company, and have 3 mths. to sell the house & receive a 6% bonus (after the 3 mths., the company buys it from us and sells it, no bonus). We have to move by the first week of February, and my husband wants to put the house on the market soon (within the next week or two)...only thing is it is the Christmas holidays, we have 2 kids (3 & 2 yrs. old) and decorations/lights outside and inside.
Do we forego putting the house on the market until after the holidays, or just suck it up, leave our decorations up and put it on the market anyway.
We live in the suburbs of Houston, market here is great right now, especially with the transfers occuring in the oil industry this time of year. We wouldn't have a problem with it selling, we just don't know whether to wait until after the holiday and press our luck with it being less than 3 mths. to sell w/ bonus, or put it on the market now w/ Christmas decorations and all.

I would put it on the market anyway.
Personally I think the decorations will help. It will be more "home" and less "house".
However, for security no presents in the house, use a neighbors for now. Also, try to cut down on the baby stuff all over, you are bound to have tons with two toddlers!

Decorations make the house pretty (Pro), but they take away from the house by distracting the buyer (Con). Since it is Christmas decor they are temporary (Pro), your kids enjoy them (Pro), decorations make most people feel good and put them in the giving spirit (Pro). You need all the time you can to sell the house so you can get your bonus, go ahead and put it on the market. I think people will overlook temporary decorations, as long as they are done tastefully. If possible don't have any presents out, or do some fake ones while the house shows. Store the others at a family member or friends house, or get a storage building with a lock on it.

Yes, no, maybe, but what does your local Realtor have to say about this? There will be fewer buyers out there this month, but they will be serious buyers. Your house will age on the market if it sits unsold, but these 2 weeks should not make a substantial difference and you do have to get it sold pretty soon. I would say put it on, and try to keep the decorations scaled back. Don't overwhelm the house with the trimmings. But by all means, follow the advice of your Realtor. If you don't trust what s/he has to say, then you need to get another Realtor.

Leave the decorations up and put it up on the market. That will really give a the house that "home" feeling. If possible, put the Christmas gifts in a closet that will lock...Just in case. Have everyone including Realtors sign in. Interior, put up the decorations but do not clutter it.

It's negotiable. The agent will want a long contract because it takes much longer to sell these days and advertising costs will be much higher than in a sellers' market. I try to get 1 year contracts now, where before I would do 3 months. Typically I get 6 month contracts now.

Leave the decorations up for the kids and take them down as soon as possible after wards. People that look at your home have to realize that you do live there and you can't forgo a holiday just to please a buyer. But, clean up and get your home ship-shape as soon as possible after the holidays.

Don't worry about holiday decorations, unless you have a tendency to over do it. Folks expect to see holiday decorations at this time of year, and your chances of turning off a buyer with them is close to zero.

If you’re working with a relocation company (and it sounds like you are), they’ll send you agents. As part of the interview, ask the agents how this works in your market.
I would recommend at least trying to keep your Christmas stuff out of the photos the agent takes, or having them retake the pics after Christmas.

This time of the year most people are having some kind of a Holiday.
Leave them up and take them down before the 1st of the year.
