I have a Realtor that showed me 3 properties but we have not signed any binding contract stating he is my agent. But I found properties online on my own and want to look at them. Do i have to take my Realtor with me? Technically I found the property on my own, so why should my Realtor get paid from it? Any ideas

If the properties you found online are listed with an agency, someone will get the commission. Why not the guy that has done some work for you, shown you some houses. If the houses are FSBO (for sale by owner) then perhaps you want to go it alone. But do not diminish your agents experience in these matters, he/she does this for a living and may be able to help you. Not to mention, the seller typically pays the fees from their proceeds, so why worry about it from your end? If you pay what it is worth what do you care what the seller does with his money? You can stipulate with the agent that the seller must agree to pay his fee, that you are not interested in paying out your own pocket.

If you had a good rapport with your agent then I would suggest you use that agent as your 'buyers agent' if it doesn't cost you anything. There are companies that try to charge for those services but they do not have to as that agent will be compensated by the seller when you close the deal. As your buyers agent they will be able to tell you things like 'days on the market' and any other financial items that may help you in your negotiations like a 'market analysis' of the home that YOU found online. Don't hold it against your agent because you found homes online. Every listing that hits the market gets put online for the general public to view. The thing is if you contact the listing broker they will be working for the best interests of the SELLER. That is why if you like your agent use them as your 'buyers agent'. Not only will the listing broker represent the sellers best interest but they will pocket ALL of the commission that is paid out whereas if you had your own representation your agent would represent your best interests and get half of the commission for his agency. As a buyer, your Realtor represents you for free, so why NOT use them?

If you don't, you will have the SELLER'S agent representing you and that's about as dumb as getting a divorce and having your ex-husband's attorney represent you in court.

Also, get the term "binding" out of your mind. ALL contracts are BINDING! It's either a contract or it's not a contract. You're either pregnant or not pregnant.

Depends on whether or not the properties you found are listed with a real estate agency. If they ARE, you save NOTHING by taking your Realtor with you. The full commission will be paid, one way or the other.

If you are looking at FSBO's, the choice is yours. Do you want representation on your behalf or not ?

A realtor gets their commission from the seller, not the buyer. Why would you not want free professional help if you are buying?
