I gave my landlord a dated for the 5th, which is the last day to pay without being charged a late fee I got paid on the 7th, which gave the check 2 days to clear which is what it always takes. I checked my account today and he has switeched to an electronic ACH system and didnt tell me so in short it posted yesterday and bounced. Can he do that without telling me?

i am in need of answers, i have been in a contract for 2 years, i have paid to have my furnace maintained, now the darn thing quit, I know I am responsible for some repairs, but, for a furnace that is 30 years old should i be responsible for replacing it, It is worn out because of age. 2 years in a land contract, and if i let them put the furnace in, they want me to pay them back, should i be responsible. Mother of four children low income, and its 21 degrees. Stamp sucker on me? OR give me some good advice please????????? I NEED advice I live in Missouri. IF i pay this back to them, I will NOT pay this property off, it will put me in the hole again another 1 1/2 years.

The extra money paid to the lenders give nothing in return. They get a lot of money for nothing .It would be nice to know why this sort of thing is allowed to happen.

I need a property manager and have had very poor luck so far. I need to figure out how to find someone right away! Does anyone have any suggestions?? I have a building of condos in Waikiki Hawaii on the beach and need someone to come in and manage them for me. Please HELLLPPP!!!! THANKS!!!

When we looked at the house, we noticed the pet odor, but I assumed it would be gone when the pets are gone. Now we've got the keys, cleaned the floors and walls twice but the house still smells like cat pee and we can't walk in without being nauseated. Is that something the seller should have taken care of? Should we have asked them to get ridof the smell before we signed the contract? What can we do to get rid of the smell!?!?! We CAN'T live there with that odor!!

I have a contract with a couple, where I have leased my home to them under the agreement they were to obtain fianancing within a certain amount of time. Therefore, they have been making payments, not on time, and as of the other day they wish to sell the property and have moved out of the home. I explained to them, they can't sell the property becasue they don't own it. My question is, do I have the right to enter the home to see if they have moved out all of their possessions? I still have a key and can't see into the windows to verify they have moved. I am concerned that they have "trashed" the home and have utilities disconnected, therefore with the cold weather could do damage to the pipes, etc...I have obtained legal advice on the idea they wish to sell the property, I just need to know if they have completely moved out so I can take further steps to annull the lease. Has anyone have any advice?

I purchased a house about a month ago. The agreement was that the current owner would vacate in 30 days and I could move in on November 9th. Their real estate agent called me today and said that the owner hadn't removed the remainder of their belongings yet and wouldn't be able to do so by the 9th (they have moved accross the country and plans fell through to travel back to collect the rest of their belongings.) My real estate agent is out of town and nobody else from the agency has called me back to advise me! Their agent wants me to accept rent and push back my move in date until November 19th! This is just EXTREMELY inconvienient. I'm renting a furnished apartment week to week right now and its very expensive! I have a whole mess of new furniture and small appliaces being delivered to the house on November 9th and have arrange for utilities to be installed on that date. To top it all off I'm 34 weeks pregnant and I need to get my home set up! What do I do? What can I do?

The mls listing has the electric as 100 amps. The house was built in 1895. Do I need to have the home rewired for a higher amp or is 100 standard? How much would it cost and what would they need to do if I need it replaced?

After tilling the yard, I found a St. Joseph statue in my yard. I guess it was left by the previous owners. I've lived in my house for 8-1/2 years already.

Did research and found out why St. Joseph statues are buried in yards prior to selling a house. I'm not Catholic and had never heard of this until now. I don't even believe in praying to Saints.

What am I supposed to do with this statue?

Do you think I have a chance of buying a house for 30k less than the listing price, from a bank, in Michigan?? (our market is horrible).

The house has a lot of updates. But the sump pump is broken. The basement has some flooding. The furnance and water heater work, but need replacing. Other than that, there are minor issues with the house. It has no appliances and is missing a toilet in one of the bathrooms. Looks like investors walked away from the project. Aesthetically, it's beautiful.

I just spoke with out banker on our home loan.It is in final underwriting and should be complete by week's end. We have already gotten the approval and our banker says we are fine,meaning approved. But,what exactly is "final underwriting"? I thought there was only one approval.

I want him to pay for the stress he's caused me and how much BS I had to deal with while renting from him. I still have 2 weeks until I get my deposit back (if I even get it back) and he's not calling me back to verify he received the house keys that I dropped off. This man is the devil - seriously! Below are a list of problems I've had:

1. Entering my apartment without notice on multiple occassions.
2. No smoke detector installed when I moved in. I noticed this four months afterwards and it took him another month to install.
3. Didn't fix two walls he agreed to when I moved in (but it wasn't in the lease that he would do this).
4. Never returns my calls when I need something.
5. Had mail sent to my address for the parents of a student not in my city's school district. Then got mad at me and told me to look for a new place to live when I told him I wasn't going to accept the mail.

He is IMPOSSIBLE and I want him to pay. I don't care how. I want revenge. HELP!

I had a year lease and I am now month to month at an apt in Nebraska. I put in my notice and they prorates my last month's rent....which is fine. But I move out in December, which has 31 days, and they say it is their policy to prorate based off of thirty days. It comes out to almost $30.00 more for the month after they have already increased my month to month by $165. I don't see how they can charge me more...bc I know if I was moving in, I would be prorates the whole 31 days. Do I have any standing to say no. I have perfect credit and don't want them to turn me into collections for not paying the ridiculous $30.00 extra. HELP.

Many leasing offices require everyone be listed, if you choose not to list them, what would happen? Also, w/ background checks, if someone is trying to improve their life and move on, how can they do that if many places reject or deny them a place to live, b/c of their background check? what other options are there for people like that.

I just found a great apartment, recently renovated (tiles, carpeting, cabinets...). The previous tenant wants someone to take the remaining 11 months on her lease because "she is allergic to the carpeting". Can she really be allergic to the carpet itself or is it more likely that she's allergic to something in the carpet? I don't generally have allergies, my main concern is the possibility that her allergies are due to mold in/under the carpet. As I said, the carpeting is new and theres no noticeable staining on the surface. Is there any way to find out for sure if there's mold there without actually pulling up the carpet? Any idea how likely it is to get mold on a one-yr-old carpet which still looks brand new, and in a not-so-humid area?
PS: The reason the previous tenant knows her allergies are coming from the carpet is that there's carpeting on the upper floor and not in the lower floor and she has reactions only when she sleeps upstairs, but not when she sleeps downstairs...
