I need a property manager and have had very poor luck so far. I need to figure out how to find someone right away! Does anyone have any suggestions?? I have a building of condos in Waikiki Hawaii on the beach and need someone to come in and manage them for me. Please HELLLPPP!!!! THANKS!!!

Interview a couple of them. Tell them your goals with the property and ensure that they have adequate personnel to cover the properties they manage.

Make sure they screen all tenants for credit and criminal issues. This is #1 priority. #2 priority is that they can and will respond quickly to tenant issues and complaints. #3 is good maintenance and support staff.

You need someone intelligent, someone who is responsible, someone who understands the importance of PR skills. Someone who strives for excellence, who has a mind for detail. Someone who is interested in pursuing education, so that they can be at the top of their game.

How much does it pay? I am always on the look out for better pay and a better job, i am willing to relocate for the right price. However, if you arent interested. I still want to help, depending on who you have available few things to take into account.

Place an ad in the paper. Say Excellent property manager wanted, must be very organized and able to multi-task. Ect ect, state what you want have them call you. Make up a serious of questions that will weed out the ones that wont work.i would want someone who speaks intelligently, someone who has lived in the area for some years, i would tell them to meet me at 10 am for the first interview, and then 4pm for the final. let them know ahead of time about the meetings, see if they are on time early or late.

You cant know if someone is going to work out just from a piece of paper or a conversation, they have to show determination and persistence. They have to have an ethusiastic attitude when they speak to you, otherwise they might not last.

What i lack in experience i make up in determination.

Dont pick someone without properly going through the process, a quick decision means lack of preparation. Lack of preparation means unforeseen events, and that means trouble.

Interview, interview, interview! Ask for references and check them out! Stick with the property management division of a local real estate broker and you won't go wrong. Hiring fly-by-nights from ads in the paper is just asking for trouble.
