for notice to have her realtor show the place? the tenants are not being too helpful as they work shift work and its hard to get offers on the place. the papers have been given to end the lease but shes trying to get a buyer before they leave. the new owner wouldnt take possession until they are gone. we were thinking it wasa 24hr notice type of thing

Furthermore, if I grant a 15 year term easement (as opposed to one in perpetuity) does that qualify? 30 year? What is the least number of years I can grant an easement for in order for the proceeds of the transaction to qualify for capital gains treatment or for a 1031?

You enter default, then the mortgage company files for foreclosure?

question 2.
Foreclosure goes through, eviction order given, but you have children in the house and no where to go? Can they still put you out immediately?

I'm searching for a program that helps with the down payment of a home and/or the program that forgives a portion of the home loan for each year the owner lives there, similiar to the officer next door or teacher next door but the program would be for regular people not in those fields.

The numbers don't look too good for sales of homes...and with the american consumer being grossly gouged over the past 5 years with product being so over-priced, is it any wonder that now we get our due, as realtors?

Do I deserve to make a buck off the misery and percieved value to customers? Am I really just a house-pimp?

I built a new construction. I had a contract signed by tenants to move in on a certain day. We are unable to close on the home by that certain day. We will have to close one week later. The tenants were currently renting another home and had to be out by our closing date. We offered them 3 options of housing for a week until we closed on our home, but they will not accept any three of the options we provided. Do I have to give them their security deposit back?

I'm not quite ready to purchase a house. I would like to know what I would pay each month on a home that is approx. $250,000. My credit is fair-good. My state is Virginia and I live 10 blocks from the ocean and would like to stay in my area. I don't want to run the credit check in case that lowers my credit score. Is there anyway to find out APPROX. what I would pay??
