I have mortgages on two properties. I have a faulty business partner on one house and is not holding up his end of the deal. I thought about foreclosing on that house. Other then a bad credit score, what else might happen? Could I lose the house I'm residing in right now? I realize the money invested will be lost, but are there other financial or legal ramifications??

We are possibly interested in buying a home in the Fishkill (Dutchess County) area of NY that is currently being listed at $339,000.00 We are unsure of what would be a good first offer to make, and what we should max. out at? Is there a way to find out what other "similar" homes in that area have SOLD for recently, not what they are listing at?? The home we are looking into is a 3 bedroom, 1 bath with an inground pool and finished family room. Detailed advice very appreciated please!!!

I purchased a home in CA, near the SF Bay Area. I purchased in May 05. It appears the home may be losing value. I could sell and move-out (I have a traveling job) to another lower-cost home I have.

What do you think? Will the market pick-up in 8-12 months?

If I sell now, I may take a loss.

Any advice appreciated.

I'm moving into a new apartment, and the lease states that no one can stay there for more than 7 calendar days of a month. My boyfriend stays with me frequently, but I don't want his name on my lease. Are the rentors really going to care that he stays there as long as the property is taken care of?

I'm moving to downtown Toronto to stay for some time so I'm thinking of renting an apartment. Not too sure what each particular area is like so please tell me what you think is the best or your favourite neighbourhood to live in.

Hi my downstairs neighbors are under contract to buy my condo.
They first agreed back in May on a June 30th settlement date.
Before the June 30th settlement they & their lawyer went on vacation alledgedly and they asked to switch the date until August 3rd. They signed the contract and put 10% of purchase price in Escrow.
I was looking forward to this deal finally closing until my lawyer called and gave me bad news.
My neighbors are now saying they need an extension until the middle of August.
Im really frustrated, anxious and don't feel trusting of them to finally see this deal through.
I need some advice. Shall I tell them no more extension and risk having to list my place for sale ?
And if they don't perform, how can I keep any of the desposit they have in escrow with my lawyer ?
Im so mad because when I agreed to sell to the housing market was in better shape and now I may lose a lot if I have to sell in late Summer. If it helps with advice, I m in New Jersey. Thanks all

My parents are buying a house in Arizona, but first they have to sell their property in California. Since it might take up to a few months for their property to sell, by which time the price of the property they are trying to acquire might increase, my parents signed a purchase contract and gave a $10,000 earnest deposit in order to 'lock' the price of the new property. Now, if someone comes in and decides they want to buy the property at Arizona, then we'd get 48 hrs to decide whether to complete the purchase of the property or let it go. If we decide not to purchase the property at that time, then we'd get the earnest deposit back. My question is, if we decide to cancel the purchase, would we get that earnest deposit back? By the way it was signed last Saturday.

My credit is bad, but I have an excellent rental history. I work in the gov therfore I can get a residental loan with my own money. I have about $10,000 in there. I would really like help in purshasing a home so that I don't have to continue to pay $1,600.00 rent. If I wait to clear up my credit I may not ever get a house.

Will the time clock on the 15 yr. loan start from 5 years ago when I bought the home or the day refy it? If it starts from the day I refinace to a 15 year loan, what happens to the payments I've been making for 5 years? My neighborhood is not appreciating quick enough so I just decided I want to pay off my home faster to gain more equity. Plus I may end up living here longer than I initally thought. Is the 15 year loan the way to go or should I do something else to pay it off faster?

To be honest, I just don't like Republicans. Sorry, the truth of the matter is I avoid them like the plague. I have my reasons based on my experience with them. No disrespect intended but I have an extra office to rent but I can't stomach sharing space with a Republican. Any problems with discrimination laws, newspaper or professional journal editorial policies?

village folk are complaining about the large number of houses being bought by town dwellers for second homes. "Demand forces up the price and our own children can't afford to live here", they complain. Other villagers must be selling up and cashing in.

My current lifestyle has me in a situation where I need to move away from parents. Mostly for my own sanity reasons. Right now i can afford $300 a month in payments. Roommate stories makes that option too questionable for my liking. I know i reserve a right to live on my own but no thanks to our current economy, that is the financial goal of out of pocked expense that i can immediately deal with. Any recommendations on pulling this off. I prefer to own a condo rather than rent an appartment as well. Any advise is greatly appreciated.

We put a bid on a house, the bank finally accepted, then we put money donw on it to hold it. there was a date set when the other bank wanted to close by, or there would be a penalty everyday after that. That same bank broke that date because of the title company they hired, after that they finally hired a surveyor last week that quoted 2 weeks to be done, Now that bank says they are taking the house off the market and arent going to sell it. Do we have a law suit or atleast an argument against them?

So many tenants are financially independent. They claim disability when they are fine, they don't pay their rent b/c the system allows them to become squatters, they sap off of the gov't and people's tax money to get by for free and get paid monthly checks. They take away from others who really need help. They could get a job but don't. How does a landlord win eviction cases and get money owed to him/her when the system favors the tenant???

i have been renting for over two years. about seven months ago the water became foul. its a private well. smells like sewage. i have been forced to shower, handwash and drink at my moms since then. i have a baby and i cant even wash my hands after i change his diaper at this house. i would NEVER let him drink or even be exposed to this disgusting water for fear that it would make him very ill. the landlords claim that it is only "sulphur" that makes the water smell this way but our local plumbing company says the house needs a new well. since my landlord has been trying to sell the house he won't fix the water, make any repairs or get rid of the thousands of bees that have made a hive in the eves on the porch. i would move but we have nowhere to go and the landlord still expects full rent from us. would i be entitled legally to break in the rent due to the conditions?

Given that the San Francisco is very big on preserving the housing stock that they have rather than destroy/building how would someone be able to make money off the real estate market over there without flipping?

My site is ranked high in Google and MSN.com, but no where in Yahoo. I have, by far, more original relevant content than any of my competitors, but still I get nothing from Yahoo. I get over a 1,000 hits from Yahoo. slurp web crawler, so I know that Yahoo crawls my site. I even paid the $299 to list my site in the Yahoo directory, but still my site is not indexed at all in Yahoo.
