So many tenants are financially independent. They claim disability when they are fine, they don't pay their rent b/c the system allows them to become squatters, they sap off of the gov't and people's tax money to get by for free and get paid monthly checks. They take away from others who really need help. They could get a job but don't. How does a landlord win eviction cases and get money owed to him/her when the system favors the tenant???

Tenants are screened well. It just so happens that apartments attract this type of person. Not all are like this, but a majority are.

Most really start off great. Nothing too bad with their credit or anything else. After they are in the skeletons come out of the closet!

Usually landlords don't get paid what is owed, but they often get smarter as a result.

As a landlord you have all the power to choose who you will have as tenants. Obviously you have made some bad choices. I suggest you begin running prospective tenants credit and references (past landlords) before you let them in the door to avoid the squatters who will screw you at the first opportunity. Each time a squatter gets evicted, the eviction judgment goes on their credit report. The squatters are usually aware of this and usually avoid places that require a credit check. Or, you can get your rental property approved for section 8 housing which will guarantee the rent being paid since it comes from the government (and not those living off of it).

Evictions can be won usually within 30 days. But you will most likely never see the money owed to you. This is why most require a full months rent for a deposit on top of the first months rent. You can use this as payment for the last month they squatted there. To be safe make sure it is stated in the contract that you will use it for this if needed.

Also I know here in Utah if you accept ANY amount of money for the rent during the eviction proccess you have to start it all over again with a new letter of eviction and everything.

Depending on what state you live in, you need to check the landlord / tenant laws. You could increase the rents to get rid of some people, generally you don't have to give notice for rent increases, but you do have to do it to everybody.

I suppose live and learn. If you are not a good judge of character than hire someone to prescreen potential tenants. Make sure they are gainfully employed and aren't criminals.
