All throughout, we really had no problem with our right-hand katiwala. Until recently, she brought in a buyer for mongo grains for a significant amount. The deal was closed....and the "mongo' grains was delivered to the buyer. Per our 'katiwala", the buyer will pay us in a monthly installment basis for a year. First few months, there were remittances through our "katiwala". Everytime we asked her to go with her in collecting the installments, she would usually refuse. For the past 4 months, no remittance was handed to us. When we went directly to the buyer (without the knowledge of our katiwala), it was then we learnd that d transaction was paid by the buyer in cash thru our katiwala. Wen askd to give to us all the money paid to her, our katiwala faild to give us any amount. My concern is whether a case of estafa will stand considering that all the transactions were made orally. How shall prove it in terms of evidentiary matters.

There is an extremely disgusting smell eminating from the hallway of my apartment building which I think is probably a dead neighbour. (not sure which one) The smell is starting to make it into my apartment.

If I go to the building's maintenance department, what will they likely do? Will they check each apartment? What if it continues? Can I contact the city's health department? Any input would be appreciated.

Basically, I am looking for an opinion as to if my real estate investment estimates are realistic.

I'd like to thank CommonCents for reminding me that I forgot depreciation in my calculation, and it makes a HUGE difference. So I need to add the following assumptions:

- 50% of the purchase price is depreciable, 50% is land
- 25% of yearly expenses are depreciable
- Depreciation is 2.5% of the depreciable amount per year

As a sidenote, I am aware of the advantages of leverage, but I am choosing not to do so because I want to maximize short-term cash flow and minimize risk. I realize that this severely undercuts long-term growth.

But, the money that I am going to use is for investment. It is not easy to save. IF I use it, I will be losing half of the profit. But then, if I don't pay the loan now, I am afraid the BLR will increase in the years to come.That's mean, I am losing too. What is the best solution?? please... Thank you so much

I am going to make a small shed and I need to know how to square it. I know that if you measure down one side a certain distance and down the other side a certain distance that your hypotumus will equal a certain distance. It is something like this ,,, 2ft 4 ft = 6 feet is that correct for the hypotumus. Are there other measurement for larger rooms that follow the same pattern.

my cousin who is an international student might get involved in a small claim court case. her renter claims that she signed my cousin up for a lease which my cousin had no idea of until she was about to move out. she was a minor when her roommate claims that she signed her up for a lease. and her roommate tried to get 3 months of rent from my cousin even though she will no longer live there. and her roommate is threatening her that she'll contact the immigration office to have her deported. i'm just wondering if that can be true.

I researched a lot on the web and visited Las Vegas to get an idea of different areas to purchase a home. My main concern is a good neighborhood that won't depreciate in value. I really liked the northwest area 89129, south 89123 and southwest 89147, 89117. My budget is 250,000-300,000, 3br 2bath 1500-2000sf. Why are there so many homes in the 89129 area that are for sale?? Do you think the future development of the strip expanding to the areas 89123,89147,89117 have a negative impact on single family home prices?? Any advice, opinions or comments would be appreciated.
Also do you think house prices will continue to depreciate, should I wait it out??

Hi! I have my own business and do it full time, but I only make after expenses, around $5-10k year. I do owe about $1000 worth of taxes per year, I am single, I have NO dependents, just my fiance who lives with me. Can I take the Head of household credit?

Hi! Ok, I am confused. Please help me with what expenses go in what catagories on the schedule C. Specifically, below:

1. "Office Expense" DOES THIS MEAN OFFICE SUPPIES LIKE COPIES, INK, PENCILS, ETC OR SPECIFICALLY OFFICE RENTAL??

2. "Supplies" OR WOULD THIS MEAN THE PENCILS, PAPER, INK ETC?

3. "Equipment" WOULD THAT BE APPLIANCES BOTH LARGE AND SMALL LIKE A WHEEL BARROW, CD PLAYER, STEREO, ELECTRIC PENCIL SHARPENER, FAX MACHINE, ETC.

4. "Wages" I ONLY USE INDEPENDENT CONTRACTORS, BUT I DO PAY THEM, WOULD THIS BE CONSIDERED WAGES OR CONTRACT LABOR?

5. "Contract Labor" WOULD THIS BE WAGES I PAY MY INDEPENDENT CONTRACTORS, OR PEOPLE THAT I WOULD PAY TO DO SHORT TIME JOBS? (I only pay them as well on an independent contractor basis)

It is important to know that I do not have any employees, just me, except my once inawhile independent contractors, which does fall under the legal definition of which.

Also, what is the diff between cash & accural method? THANK YOU!!!!

Me and my Fiancee' would like to get married in the near future maybe a year or two. In the meantime can we file our taxes as married even though we are not legally married? We live as husband and wife in all aspects of a commonlaw marriage, (known as husband and wife to people, share finances, share bank accounts, and co-habitate naturally) so my question is do you actually have to be legally married to someone to file that way on your taxes? I ask this because we are technically considered commonlaw in the state we live in we just aren't recognized as commonlaw because we've never gone through the paperwork. (And yes there is some) So can i file that way? Also can I take his last name even though we are not married?

I would love for someone to explain to me who has experience in real estate the real costs of flipping a home. I watch all these reality shows on flipping homes and I found it so fake like all other things on TV. Maybe I'm wrong but please explain. Person buys a home for $500,000. He or she spends $40,000 on repair. He sells for $680,000. Right there that's $140,000 in so called profit. The first question how do they do so much work for just $40,000. I live in California and just do remodel my kitchen was going to cost $12,000. So how can they do a whole house for $40,000? How much of that does he or she keep (taxes, transfers tax, mortgage, realtor fees). Please fill me because the shows do a bad job of making it seem like anyone can do this. I also love how they show that everyone makes money on each episode. People need to realize flipping homes is a huge gamble and people can loose a lot of money too. Thank You

My cousin hired a lady to clean, cook, and take care of a 7 years old. She gets pay in cash ($100 from 6:30am to 5:00pm, M-F). Her husband who's a contractor, or plumber, or something of that sort gets pay in cash as well. They have 2 kids, a 17 years old who just graduated from high school and a 9 years old. They are a household of 4 living on welfare. How can they be living from the government if they make enough money to pay their bills, does it mean that they aren't reporting any taxes? How little do people have to make in order to be qualified for welfare, because an approximately $4K-$5K a month for a family of 4 is not that bad (not great, but they won't starve for sure).

What I am trying to ask is how do you start a career without going to school? I mostly have skills as a mechanic working in a tire store and working as a Bradley mechanic in the military. I don't want to work as a mechanic anymore. I had a job as a technical support agent but that job was too stressful. I love computers but without a college education I really can't work with computers. I attended Digipen for 2 semesters but don't have anymore money to attend. I have to go back into the Army because I have applied to over 150 jobs and haven't been hired for a single one. I have had lots of interviews but no one has given me a call back. I know what I want to do but don't have the money for it. I want to make video games, write novels and stories, even make films. I don't know where to start. I am 29 years old and need to find a job where I can make my living. Any responses will help.

I was looking at a job that sounded really interesting (Copywriter) and they stated "Ideally you will have a DM/advertising background."

What courses or jobs would I need to take to get a DM/advertising background (also, not quite sure what this is)? Also what qualifications would I need to become a copywriter (would I have to go to uni or would a degree from a correspondence college suffice)?
