So I need to get out of my lease for an apartment that I just moved into in sept. My roommate is moving and I cannot afford it here. Rent has not been paid in two months (and I paid everything due upon moving in with no help from the roommate). The building is old- the ceiling tiles in the bathroom are about to cave in, and there is a hole in the wall from which white stuff falls so much that I sweep it at least once every two days. The landlord was aware of these issues prior to us moving in although nothing formal was filled out, it was simply brought up to the realtor we went through. What should I do to get out of this lease without penalty? At this point would it be easier to just wait a month to get evicted?

we bought a house two years ago and because we can no longer make payments it will go into foreclosure my husband has a foreclosure before we married so i put the house in my name now if the forclosure is on both of our crtedits will we ever be able to buy a house again some say no some say yes? what happens?

The closing date of my condo sale is January 4th, and my next mortgage payment is not due until the 4th as well. It is an interest only loan, so there is no principle involved in the payment.

I live in an apartment building and we have very noisy upstairs neighbors. We have notified the apartment managers of how loud they are, but they are uninterested in throwing them out (the apartment is low on people and they need the renters). We have also tried to call the cops, but because the neighbors don't speak english they were just given a warning as they didn't "understand" our request for them to keep the music down. We have called the cops times after this and we were told they can not keep coming out over things like this, and informed us if we keep calling to complain they will come and evict us instead. What are some more ways to get rid of a noisy upstairs neighbor myself without having to move away? I'm willing to try anything at this point!

On a month to month tenancy, the law says a party has to give the other party 30 days notice. Does this mean a full months notice or literally 30 days? i.e. if the tenant is notifiying the landlord on December 15th is the move out date January 31st or January 15th?

Me and my father purchased a home a few months ago. I was the cosigner to back his credit.We came from Cuba 3 years ago only but i took more care on building my credit than him.But recently i pulled my credit online and it did not show any negative or adverse information,my debt to income ratio was tight.The thing is i already have a bunch of stuff on my name including a 07 toyota,and im getting married next year and my fiance is a fulltime student and eventually i will need to buy a car for her,furniture and in a not so far future my own house and;having that mortgage debt together with my dad might overload my credit,and keep from getting future loans.My question is:is there any way that one of the cosigners can step out of the loan.Can one of them put in a document that he will asume the whole responsability releasing the other one?

my question is my arm reset in 2009 i'm getting prepared now if value dosent go up i bought house in 2006 for 225,000 its worth 227,000 now credit is much better making 30,000 more than i was in 2006 year. if i try to buy another house will they add the house note that i have as a debt and say that i cant afford two houses or will they disreguard it since im selling it

There's this really pretty community development opening by my house and they're starting to sell homes. I was wondering if most communities allow you to just purchase the land and build later? Thank you!

I just rented a three bedroom apartment and had to deal with the most annoying realtor ever. When we first went to see the apartment, the realtor told us to bring a check in case we were interested. It is a really nice apartment and we took it. It was 8:00 at night so I dated the check for the next day. The next day he called to tell me I post dated the check (which at this time it wasn't) and I should bring cash for him and the landlord. So now I am going back and forth with him, I do go get the cash out, however I called the landlord to find out about the utilities and told her what the realtor did and she said she didn't want cash she prefered the check. I called him back and told him to leave everything the way it was. I told him he had to wait for me to put the cash back in bank, and he deposited it before it hit my account. This realtor is making me crazy, calling me all the time meanwhile he caused the whole problem. The landlord cant deal with him either.

i have to move banks gonna cut off utill, that im paying for.also this house has no renters license we have fallen due to lack of care and keep up . bats has been killed and removed by tenants .landlord wont do anything about nothing he .

I have a good friend who's currently in foreclosure proceedings for a townhome, but he just recently signed to get into another house. I'm not sure how he was able to do it since we're both single and make about 45k / year. His new mortgage is slightly lower but he has two roommates who are paying $800 / month. What are the consequences of actions aside from these? And how will this action affect the rest of us? I live in California, was recently asked to relocate for my job to Texas and keep the same pay but passed because I couldn't leave my family and friends. I currently rent an apartment but would like to invest in a home one day. I'm 31 and single, but I feel like my slim chances at ownership exist through marriage. I'd rather not rely on friends or roommates to help make a mortgage, and shouldn't look to marriage as a means to an end either. Thanks for your time folks. Happy holidays.

Ok..so I am renting a house and the hot water is leaking. The landlord is doing repairs but due to the leak my gas bill is instead of $40.00 its $241.99. Should the landlord take the difference off my rent?

Hi,
Mom and now 21yr son were on the original lease. Son wasnt living here fulltime before. Mom got married and moved out and now he lives here. Its a long story and I have checked with housing dept and rentcontrol thats how it works.

Anyway, my question is my tenant throws cigarette butts in the lawn and in the plants. Can I ask him to not do that? I dont know if he is smoking indoors. I havent done inspection in a while. No one in my family smokes and when our guests smoke outside the house we have them put the butt in trash bin.
My tenant sits on the stairs and smokes I guess and there are lot of butts in the rose bushes around. Can I ask him to clean it up and not do it again? I dont like the way that area looks.
