I just closed on my condo and found out at the closing table that my PMI is $149/mo. My LTV is 90% with a loan value of $184,000. My original estimate was around $100/mo for PMI, can I find my own PMI provider or am I stuck with the one I have now?

We are currently renting a mobile home and our landlord told us before we moved in that anytime that anything needed to be fixed,to call him and he would take care of the necessary repairs. Well, yesterday I was home with my little girl and our central air unit died and it was 86 degrees outside, not joking!

Anyway,I immediately called my landlord and he told me that it may take a few days to find somebody to come out to our mobile home to fix the problem. As you can imagine, I very calmly but directly tried telling him in a nice way that it was going to be VERY HOT yesterday, and for the rest of the week, and we needed someone to come out here to fix it ASAP,because my daughter and I have some major health issues.

He finally came out here yesterday after we threatened legal action, and our unit got repaired thank goodness! What rights do tenants have if they pay their rent on time, never cause any problems, but their landlord refuse to make any necessary repairs, who do we contact?

I am 32 and make $64K annually. I have no debt whatsoever, not even a car payment (though I likely will at some point in the future once the one I own now clunks out). I have about $6K saved up (continually increases) and my 3 credit score average is 789.

Not making a big down payment bothers me-I don't want to pay PMI, but I've heard about these 80/20 loans. Those in the know, what price range do you think I can comfortably, realistically afford? And what if I wanted to 'push it' a little and buy something a bit more expensive (though not risky)?

Thanks!

I am the cosigner on a friends car loan. In retrospect, that was a BIG mistake! He had the means to pay the loan when he bought the car, but is now getting sued by his ex-wife and is having 65% of his paycheck given to her so he cant pay the monthly loan on time every month. He currently has 6 late payments. I was never told he was late by him or by the creditor and just found out that I was denied for a personal loan because of the delinquency. Is there anyway I can take my name off the agreement? My credit was really good and is getting really bad really quick because of him. I dont want it to keep getting worse because he still has years left to pay on the car. Any advice on how to stop being a cosigner and try to restore my credit?

I got a credit card a few months back and vowed not to charge anything unless I could pay it off right away in order to build my credit. Well, my parents had me charge a plane ticket and the cost for 4 months of storage with the promise that they would send me the money before it was due. Here I am now, missed my first payment for two reasons. 1) they didn't send even a cent before the bill was due, 2) now that I have the money to pay it off, I am having a difficult time doing so because I can't deposit money in my account. I haven't gotten a bill yet so I couldn't mail a check.
This is my first credit card and my first payment ever. I have the money and it will be made off in the next few days, but my question is how bad will this affect my credit and am I doomed forever because of this?

Ok say I have a relatively small amount to pay back, under $1000. But don't want to pay in full, I set up a payment plan of around $50/month.. now will I be able to pay more than that some months... like one month I pay the required $50, but the next I pay $200.. is that allowed.. or am I required to pay exactly $50 each month?

Thanks in advance! my husband will be calling them later.. I just wanted to get some answers now!

Can a utility send you to a collection agency for a bill that was supposedly unpaid 13 years ago? Are there any statues of limitations on alleged unpaid bills in New York City, NY or California?

My husband and I own our home. We purchased it over 6 years ago. (It was a repossesion) Got a great deal. Even in the slow market we probably have $100,000 in equity. The draw back with the repossesion is it needs some TLC. We need new windows and siding. These items are big ticket items. Probably about 25,000 together. Our current interest rate on the mortgage is 6.25%. Should we get a second mortgage, a heloc or a line of credit to tap into this equity? We both work and have decent credit.

We were living in one bed room apt, after my daughter was born, our LL asked to move into 2-bed room apt because, we are 4 people now. We agreed and moved into 2-bed room apt (1st floor), two months ago. Since, we moved in, we are having huge problem with other tenant (Mr.X) who is living below (basement) us. He says we are noisy, in particular my kids. We are trying to contorl our 4+ yrs and 10 months old kids but sometime its getting out of our hands. Almost every day Mr.X hitting on the ceiling and walls. My kids getting agitated by him. Also, he stands outside and yelling at us. I called police 3 times, they said, we have to solve this problem with our LL. The LL was trying to move Mr.X to other apt, and he gave him the apt he wanted but he is refusing to move. LL was trying to move us to other apt, located in the 1st floor. We said, No, because 1st floor is not a right place and asked him an apt in the basement. No apt available now. Never had this problem before in last 4.5 yrs.

I am going back to school this summer, but really havent decided a career. i am 26 with 2 kids and 2 stepkids, going to school for a low paying job is not realistic for me. I have to concider daycare being so expensive, and with local schools, I dont have alot to choose from. I never would of thought about radiology but now it's what i've got my heart set on. What exactly does this career involve. I like hands on jobs, I couldnt imagine sitting all day doing the exact same thing over and over. Another thing is I can't stand difficult math, (calculus, hard algebra) is this something I would have to do everyday? Please respond if this is the path you have chosen and let me know anything and everything about your job! Thanks so much!
